Dear Denise,
In response to the City's initial reviews, completeness checks, subsequent telephone discussions with Jeanie
McConnell and Donavan Akau, and in person meetings Mike Delilla, Tristan Sewell, and Donavan Akau, the
following revised or additional information is included as part of this submission:
1. In our previous application it was determined that the site had no Critical Areas and the requirement was
waived.
2. Given that the new roof doesn't exceed the height of the existing, Tristan Sewell determined that building
height calculations based on surveyed elevations would be waived.
3. Based on the location of the addition relative to the utilities in the street and the location of the new bath's
soil pipe relative to the house's exterior clean out, Jeanie McConnell confirmed there would be no danger
of building over the utilities and the previously required invert elevations would no longer be required.
4. In a subsequent discussion it was learned that our temporarily stabilized construction entrance could be 8'
instead of the standard requirement of 15' wide as long as dirt and debris were not tracked into the street.
5. Given the site's existing stone and concrete garden wall and the walls of the existing house relative to the
area to be excavated, silt fences will not be needed.
6. The existing house and addition, clean -out, approximate location of the side sewer, and setbacks, are now
shown on Al, a new Title sheet added to the set to include a Plat Plan, General Information and Notes.
7. Storm Drainage: New roof gutters will flow from the existing gutters to and around the new addition's roof to
scuppers and copper rain chains at both corners connected to 2' round by 2' deep free draining rock dry
wells lined with filter fabric. 4" perforated drainage pipe will be laid outside new footings to drain west. No
footing drains will be needed next to the excentric N-S footing configured to minimize disturbance to the
existing concrete garden wall.
8. Heating System/Supplements: The house is to be powered by new solar collectors as shown in the attached
supplement from A-R Solar. Two different HVAC companies have made proposals for providing the house's
new heating system. Since one of those company proposes a Heat Pump and the other doesn't, we have
not indicated on the plat plan where the condenser would be located. Should the owners decide to
incorporate a heat pump in their system, it would be located on the south side next to the garage.
