OVERVIEW This document shall serve as the design criteria for all Anthology Senior Lifestyle projects. This includes the following systems: Structured Cabling, WIFI, Emergency Call, Video Surveillance, Access Control, and Audio -Video. Unless otherwise noted, any deviation or substitution will not be accepted. If any conflict arises between this low voltage design narrative and the contract drawings, the conflict must be brought to the attention of the Owner, GC, Architect and Low Voltage Consultant by the contractor(s). It is their responsibility to bring the conflict to the Owner, GC, Architect, and Low Voltage Consultant attention and obtain further clarification and/or instruction on how to proceed. This document is intended to provide a detailed account of the scope requirements. That said, the General Contractor and their subcontractors are expected to provide a reasonable amount of Design Assist to ownership/design team, as issues arise. 2. STRUCTURED CABLING 2.1.Dwelling Units • In each dwelling unit, every telecommunication outlet location shall have: • (1) Category 6 and (1) Quad -Shielded RG6 coaxial cable. • In all units, with the exception of MC and Studio units, these cables shall be run through the wall cavities without conduit and shall be coiled in the Unit Access Panel (UAP). • Each cable shall support a single jack —no 7-tapping" is permitted. • In each dwelling unit, with the exception of MC and Studio units, the Low Voltage Contractor (LVC) shall furnish: • (1) flush -mounted structured media box with door cover (Legrand Part Number(s) EN1200 or pre -approved equal). • The LVC will provide these boxes to the Electrical Contractor (EC) to install. • This box will serve as the unit's UAP. • The box shall not be installed on a demising wall and should be located in the entry closet, if possible. • The media box shall be installed at 60" AFF to the top of the box (verify with closet details). • EC to install duplex outlet in designated portion of UAP. • Each bedroom in each dwelling unit shall receive a telecommunications outlet. • MC and Studio units have only one combination outlet and those drops shall be home run from that location back to the nearest IDF. • In the dwelling units at the outlet location: • Each CAT-6 cable shall be terminated with a WHITE CAT-6 RJ-45 jack (terminated in EIA/TIA 568B). • Coaxial cable shall be terminated with a compression F-connector and attached to a modular jack. • The CAT-6 jacks and TV insert will share a single gang 2-port plate. • Terminations of the CAT-6 cables inside at the UAP shall be with male RJ45's, each cable shall have a minimum 18" service loop. • Terminations of the coax cables, in the UAP, shall be terminated with compression snap-n- seal connectors. Each cable shall have a minimum 18" service loop. • All cabling shall be labeled inside the UAP and at patch panel locations within the IDFs/MDF for easy tracing and identification. Labeling shall be printed wrap -around type. • Horizontal unit feed "Home Run" cabling shall consist of (1) Quad -shielded RG6 coax cable and (1) Category 6 cable. • Each dwelling unit shall receive an additional Category 6 for a PoE Wireless Access Point, additional detail on this requirement is provided in the WIFI section below. • See electrical drawings for typical power outlet locations. • All Category 6 cable shall be Hubbell Link Series Cable. All data jacks and patch panels shall be Hubbell NETSELECT connectivity. • EC to provide all pathways and/or sleeves for cabling between corridors/dwelling units and corridors/LV Closets and all boxes and trim rings for all LV outlets. • Contractor shall include Plenum cable if required by AHJ or in any plenum space. Highlight space after this bullet point. 2.2. Common Area Locations • All common area outlets shall have a minimum of (2) Category 6 data drops installed in either a standard wall jack or in modular furniture opening, regardless of what the drawings indicate. • Each Display or Digital Signage display shall have (1) Category 6 and (1) Quad -shielded RG6 coax cable ran from nearest data closet to each location. • Cables shall be terminated at both ends, data terminations in closet shall be on a patch panel. • LVC shall provide EC a rough -in box for these locations. This box shall be Strong (Snap - AV) part #SM-RBX-PRO-8. The EC shall install this box. • LVC shall include a 4-post equipment rack (Chatsworth QuadraRack or pre -approved equal) with horizontal and vertical cable management in the MDF/Server Room. Rack shall have ladder rack attached to the wall to allow for data cables to be neatly dressed into rack. • Other locations that shall require data include, but are not limited to: • Minimum of (6) data drops at each concierge/reception desk. • Minimum of (6) data drops in the Plant Ops/Maintenance Office • Minimum of (1) data drop at each intercom location (main entrance and the loading dock). • Minimum of (2) data drops at all Point of Sale (POS) locations. • Minimum of (1) data drop at Fitness Center equipment • Minimum of (4) drops for Fax Lines within Admin space, to be cross connected with POTS lines, provided by others, by LVC. • Elevators (for emergency phone lines) • Fire Alarm Panel (if AHJ requires) • EC to provide all pathways and/or sleeves for cabling between common areas/LV Closets and all boxes and trim rings for all LV outlets. 2.3. Closet Work • LVC shall furnish and install (1) 12-strand multimode OM3 fiber between the main Data Room and each IDF closet. • LVC shall terminate fiber with LC connectors to either a 1 RU Patch Panel or a wall mounted patch panel. • Fiber shall be run in innerduct or LVC may choose to use armored fiber. Highlight after • LVC Shall run (2) Category 6 cables between the main Data Room and each IDF closet. • These cables shall be punched down to patch panels. • LVC shall run (2) RG-11 coaxial cables between main Data Room and each IDF closet. • All RG6 homerun cables shall be terminated onto a modular patch panel. • LVC shall furnish and install 2-post 42RU open post racks in each IDF for patch panels and network equipment. • LVC to provide vertical and horizontal cable management, as well as cable management (ladder rack/tray). • EC shall provide (3) 4" conduits from the MDF to each IDF closet. • If the IDF's stack, (3) 4" sleeves between IDF closets is acceptable. • In any instance where the closets do not stack, there shall be full conduit between floors. • EC shall provide (4) 4" conduits from the property line into the MDF/Netpop. GC/EC to coordinate exact locations with Internet/TV providers. • LVC Shall furnish and install (1) APC SMT1500RM2UC UPS, (1) APC AP9631, and (1) APC AP9335TH, per data closet. LOW VOLTAGE NARRATIVE v5.0 3. WIFI 3.1.Wireless Access Points • LVC shall furnish all rough -in rings, tile brackets (if needed), cabling, related jacks, and installation labor for wireless access point locations, quantity and locations based on the Technology drawings. • Residential units, as indicated, will have an owner furnished wireless access point which will require a PoE network drop ran from this location back to the nearest IDF. • This outlet shall be located 84" AFF as indicated on the drawings. • EC shall provide a vertical single gang ring for these locations. • Each access point shall have (1) Category 6 data drop, terminated at nearest IDF/Data Closet. These drops shall be terminated onto patch panels. • LVC shall furnish and install (1) 1-ft Category 6 patch cord and (1) 7' Category 6 patch cord per access point. • Access points will be furnished by others but installed by LVC. • EC to provide all pathways and/or sleeves for cabling between corridors/dwelling units and corridors/LV Closets and all boxes and trim rings for all LV outlets. 4. EMERGENCY CALL 4.1.The Emergency Call system will be installed directly by Systems Technologies • Each residential unit shall (1) wireless pull cord per in -unit bathroom. • Common area restrooms and common area spaces shall have (1) wireless pull cord throughout per the Technology drawings. • Surface Mounted door contacts will be installed for monitoring purposes through the Emergency Call System. • EC shall be responsible for providing power to repeaters, per the Technology Drawings. • This outlet will be installed in a rough in box that shall be furnished and installed by the EC (p/n Leviton 001-47617-REB & 002-47617-HPC). • This box is NOT necessary if the repeater is located in IDF closets. • EC shall be responsible for furnishing and installing required rough -in back box for wireless pull cords (Arlington F101). EC to provide all pathways and/or sleeves for cabling between corridors/dwelling units and corridors/LV Closets and all boxes and trim rings for all LV outlets. 5. SECURITY 5.1.Video Surveillance • The video surveillance system will be furnished and installed by the owner's national integrator. GC shall manage their scope and be responsible to coordinate all work between their sub -contractors and the integrator's requirements. • Coverage areas of the video surveillance system include, but are not limited to: • Exterior Entrances/Exits • Reception • Elevator Lobbies • Elevator Cabs • Kitchen • The LVC shall furnish and install a Category 6 data drop for each camera identified on the Technology drawings. • EC to provide all pathways and/or sleeves for cabling between video surveillance camera locations/LV Closets. 5.2.Access Control • The access control system will be S2, consisting of HID Multi -Class card readers and HID Multi -Class reader with integral keypads. • Card Readers will be utilized at the following locations, per the technology drawings: • Main Entrance • Loading Dock • Amenity Spaces • Back of House Spaces • Provide long range vehicle reader and credentials, to be integrated with the access control system for entry into the parking garage. Vehicle detector loops, provided by others, shall be used for exiting the garage. • All residential units shall be accessed by key. • The LVC shall run one access control composite cable (West Penn #AC251822B or equal) from each card reader back to a consolidated location of controllers and power supplies located in the nearest IDF. • The Low Voltage contractor shall then run the individual cables at the door to each respective device. • The access control integrator will make final connections at the controllers, power supplies and doors. • GC shall have a certified representative available at the time of installation to assist with connections for door hardware to their power supplies (specifically but not limited to delayed egress, auto -operators, and sliding doors). • Recessed door contacts shall be installed on all exterior doors and the MC Suite/Stairwell Doors. • The EC shall furnish, install, and program an addressable relay from the building fire alarm system at each access control power supply location. If quantity required is unknown at time of bidding, GC to include all related costs for (10) addressable relays. • The EC shall furnish and install all conduit raceway, rough -in boxes, and hard -wired power connections (for power supplies, auto operators, etc.) at all common area doors with access control. • The GC is responsible to make sure all electronic door hardware is fully coordinated with Architect, access control integrator, and any other associated contractor and will ensure all parties are present for final connections and terminations to the associated hardware. 5.3.Intercom • Intercom substations shall be provided at the Main Entrance and Loading Dock. Intercom substations shall be Aiphone, Model JO-DV. • Intercom master station shall be provided at the Business Office. Intercom master station shall be Aiphone, Model JO-1 MDW. • Intercom system, cabling, installation, interfacing, final connections, and programming shall be completed by the LVC. LVC to assist in download and setup of intercom mobile app. 6. AUDIO-VISUAL 6.1.Theater • The LVC shall furnish and install the following equipment: • (1) Epson PowerLite L1060U WUXGA Projector w/4K Enhancement [white] • AV contractor will provide the proper lens based on where projector needs to be installed, as it relates to distance/height. • (1) Chief or Peerless Universal Ceiling Projector Mounting System • (1) Da-Lite Tensioned Advantage Electrol Projector Screen (Min size 57.5"x92" in 16:10 aspect ratio, HD Pro screen material, and must be ceiling mounted and flush with finished ceiling). • (5) In -Ceiling Speakers (Sonance 6.5" 2-way ceiling speaker or pre -approved equal) • (2) In -wall Powered Subwoofer (Sonance VP Series or similar) • (2) Surface Mount Program Audio Speakers (Crestron Saros SR4T-W-T or similar) • (1) Crestron 3-Series 4K DigitalMedia Pres. SUBMITTALS & SHOP DRAWINGS • General • The following Submittal and Shop drawing requirements apply to all low voltage systems described herein. • Submittals shall consist of product data, shop drawings, samples, and a detailed completion schedule. Partial submittals will not be accepted without prior written approval. • Submittals shall be furnished in electronic formats. • A letter of transmittal identifying the name of the Project, Contractor's name, date submitted for review, shall accompany submittals and a list of items transmitted. • Submittals must be complete and accurate. All submittals shall be in a similar format for ease of review. • Product data required as part of the submittal shall include the following: • Equipment schedules listing all System components, manufacturer, model number and the quantity of each. • General functional descriptions for each System. • Manufacturer's data specification sheets for all System components, including any warranty information (sheets containing more than one device or component model number shall be clearly marked to delineate items included in the Work). • A complete list of cable and wiring types, sizes, manufacturer, and model number. • A complete list of finishes and sample graphics, including custom artwork and custom graphics (if applicable). • List of parts inventories to provide manufacturer recommended service and maintenance of the Work. • Shop Drawings shall include the following: • Floor plan drawings indicating device locations with device make/model legends and wire runs. • System riser diagram with all devices, wire runs, and wire designations. • Schematic block diagrams for each System showing all equipment, interconnects, data flow, etc. • Wiring diagrams for each subsystem defining the interconnection of all inputs and outputs for all equipment. • Labeling/Tag-ID Plan. • Plans and elevations of the IDF and MDF closets showing all equipment locations, power supply locations, conduit, wire ways, wire molds, and all other equipment as well as Rack elevations. • It is the responsibility of Contractor to confirm all dimensions, quantities, and the coordination of materials and products supplied by Contractor with other trades. Approval of shop drawings containing errors does not relieve Contractor from making corrections at their expense. 8. RECORD DOCUMENTATION • Provide record "as -built" drawings upon substantial completion, no hand marked -up drawings will be acceptable. Initial draft of As -Built drawings is due at least (3) weeks prior to the TCO. All record drawings must be completed using AutoCAD, Revit, or equal. Submit (3) hard copies and an electronic copy. • Provide test and certification reports for all copper and fiber cabling with a Fluke DTX/DSX, or pre -approved alternate tester. 9. MISCELLANEOUS NOTES • All LV closet locations shall have proper exhaust and cooling accommodation to ensure the room temperature never exceeds 75 degrees. • All LV closets shall have Emergency Power circuits for use of special systems (minimum of 2 x 20-amp circuits per closet). • All LV closets shall receive VCT flooring. • All LV closets shall have 3/4" fire treated plywood provided by the GC. • All network switching equipment to be furnished and installed by Owner. • LVC shall provide all data and fiber patch cords for a complete structured cabling system. • Contractors shall be responsible for their own fire stopping of penetrations that have such a requirement. 10.
