APPROVED BLD BLD2024-1451+Mechanical_Plan+11.4.2024_11.41.03_AM+4599916v 04 N OD N N DESCRIPTION OF OPERATIONS BELOW IS A REVISED DESCRIPTION OF OPERATIONS FOR THE EXISTING 6-PIPE HEAT RECOVERY CHILLER SYSTEM IN THE LEVEL 3 MECHANICAL PENTHOUSE AT SWEDISH EDMONDS. ALL SYSTEMS AND EQUIPMENT ARE EXISTING. HYDRONIC PIPING AND PIPING ACCESSORIES WILL BE ADDED OR ALTERED TO ACHIEVE THE FUNCTIONS DESCRIBED BELOW. REFER TO THE PIPING SYSTEM DETAILS 1-3 ON TF6.01 FOR VALVE, METER AND SENSOR NAMING CONVENTIONS. CHILLED WATER SYSTEM GENERAL DESCRIPTION: THE CHILLED WATER SYSTEM SUPPLIES CHILLED WATER TO THE HOSPITAL TO MEET THE MECHANICAL COOLING NEEDS. THE CHILLED WATER SYSTEM IS A VARIABLE PRIMARY FLOW SYSTEM. THE CHILLED WATER PUMPS (PUMPCHW001 - PUMPCHW004) ARE FURNISHED WITH VFDS TO MODULATE FLOW CAPACITY. THE COOLING NEEDS ARE MET BY THE THREE MODULAR CHILLERS (CHILR001 - CHILR003). OVERALL CHILLED WATER FLOW IS MEASURED DOWNSTREAM OF THE PUMPS AT FLOW METER FM-2. PUMPING LOGIC: VARIABLE PRIMARY FLOW LOGIC WILL BE IMPLEMENTED WHERE THE PUMPS MAINTAIN A REMOTE DP SETPOINT OF 10 PSID (ADJ) AT DP-4. THE MINIMUM FLOW BYPASS VALVE (CV-2) WILL MODULATE TO ENSURE A MINIMUM SYSTEM FLOW IS MAINTAINED BASED ON THE NUMBER OF ENABLED CHILLER MODULES (100 GPM PER MODULE). CHILLER FLOW: THE MINIMUM FLOW BYPASS VALVE (CV-2) AT THE END OF THE CHILLED WATER LOOP IN THE INTERSTITIAL SPACE ABOVE THE EMERGENCY DEPARTMENT WILL BE USED TO ENSURE MINIMUM SYSTEM FLOW IS MAINTAINED TO THE ACTIVE CHILLER MODULES. TO DO THIS A NEW PARALLEL DP SENSOR (DP-2) WILL NEED TO BE INSTALLED AND TIED INTO SIEMENS CONTROLS. THIS WILL BE PARALLEL TO THE CLIMACOOL FACTORY DP SENSOR ALREADY INSTALLED. WINTER OPERATION (OSA BELOW 50 DEG ADJ) A SINGLE CLIMACOOL MODULE WILL BE ENABLED (LEAD/LAG ROTATION BASED ON RUN HOURS AND OR OPERATOR PREFERENCE). THE MODULE WILL BE COMMANDED INTO COOLING MODE, WITH A CHILLED WATER SUPPLY TEMPERATURE SETPOINT OF 45 DEG F (ADJ). THE HEAT REJECTION TO MAINTAIN A SINGLE 40 TON COMPRESSOR WILL BE INITIATED AT AHUHRC BY MODULATING THE COOLING FLOW THROUGH THE EXHAUST AIR STREAM. THE COOLING FLOW THROUGH AHUHRC WILL MODULATE TO MAINTAIN A HEATING WATER SUPPLY TEMPERATURE OUT OF THE HEAT RECOVERY CHILLER AT 120 DEG F. IF THE LEAVING AIR TEMPERATURE FROM AHUHRC IS BELOW 55 DEG F (WITH STABLE CHW VALVE CONTROL) AND THE HEATING WATER SUPPLY TEMPERATURE OUT OF THE CHILLER IS BELOW 120 DEG F, THERE IS A NEED FOR ADDITIONAL COOLING LOAD. THAT WILL BE INITIATED BY UTILIZING THE HEAT FROM THE RETURN AIR STREAM IN AH0001. THE MIXED AIR TEMPERATURE SETPOINT FOR AH0001 WILL BE MODULATED TO MAINTAIN 120 DEG F LEAVING WATER TEMPERATURE AT TS-2. SUMMER OPERATION (OSA ABOVE 55 DEG ADJ, DEADBAND CONCEPT) FIRST STAGE: A SINGLE CLIMACOOL MODULE WILL BE ENABLED TO REJECT HEAT TO THE FLUID COOLER. THE AHUHRC HRC COIL WILL BE SET TO PROVIDE HEATING WATER TO THE EXHAUST AIR STREAM. A SECOND CHILLER MODULE WILL BE ENABLED IF THE CHILLED WATER SUPPLY TEMPERATURE IS 3 DEG F (ADJ) ABOVE THE SETPOINT (45 DEG F) FOR A DURATION OF 15 MINUTES (ADJ). SECOND STAGE: THE SECOND MODULE SHOULD BE SET TO REJECT HEAT TO THE FLUID COOLER LOOP WITH THE SIDE STREAM VALVES (CV-3 & CV-4) OPEN TO THE HEATING WATER LOOP (COOLING MODE). BOTH ACTIVE CHILLERS SHOULD RECEIVE THE SAME CHILLED WATER SUPPLY TEMPERATURE SETPOINT OF 45 DEG F. STAGING DOWN FROM 2 CHILLERS TO 1 CHILLER SHOULD BE BASED ON CAPACITY. EACH CHILLER MODULE HAS 2 COMPRESSORS AT 40 TONS PER MODULE. AS THE TOTAL COOLING LOAD DROPS BELOW 80 TONS (ADJ) FORA DURATION OF 15 MINUTES (ADJ) THE CHILLED WATER PLANT SHOULD STAGE DOWN TO 1 MODULE. SIMILARLY IF BOTH CHILLERS ARE OPERATING AT LESS THAN 50% OF THEIR FLA FOR A DURATION OF 15 MINUTES (ADJ) STAGING DOWN SHOULD OCCUR. HEATING WATER SYSTEM GENERAL DESCRIPTION: THE HEATING WATER SYSTEM UTILIZES LOW TEMPERATURE SUPPLY WATER OF 120°F FOR BUILDING HEAT. HEATING WATER SERVES THE HOSPITALS AIR HANDLING UNITS, TERMINAL UNITS, HYRDONIC UNIT HEATERS AND CABINET HEATERS. THE PRIMARY METHOD OF PRODUCING HEATING WATER IS VIA THE THREE HEAT RECOVERY CHILLER MODULES (CHILR001 - CHILR003). WHEN THESE CHILLERS CANNOT MEET THE HOSPITALS HEATING DEMAND, SUPPLMENTAL HEAT IS PROVIDED BY STEAM HEAT EXCHANGERS. OVERALL HEATING WATER FLOW IS MEASURED DOWNSTREAM OF THE PUMPS AND HEAT EXCHANGERS AT FLOW METER FM-3. PUMPING LOGIC: VARIABLE PRIMARY FLOW LOGIC WILL BE IMPLEMENTED WHERE THE PUMPS- (PUMPHW001 & PUMPHW002) MAINTAIN A REMOTE DP SETPOINT OF 10 PSID (ADJ) AT DP-5. THE MINIMUM FLOW BYPASS VALVE (CV-6) WILL MODULATE TO ENSURE A MINIMUM SYSTEM FLOW IS MAINTAINED IN HEAT RECOVERY MODE (YEAR ROUND). HEATING WATER SUPPLY TEMPERATURE CONTROL: THE FIRST STAGE OF HEATING IS BY THE HEAT RECOVERY CHILLERS. THE CONDENSER LOOP WILL BE CONTROLLED TO MAINTAIN A HIGHER FLOW RATE THAN THE HEATING LOOP AT ALL TIMES. THIS WILL ENSURE THE WARMEST WATER IS ALWAYS AVAILABLE TO THE HEATING COILS. IF TEMPERATURE SENSOR TS-9 IS AT THE 120 DEG F SETPOINT (WITH A DEADBAND) THEN VALVE CV-7 SHOULD BYPASS THE STEAM TO HOT WATER HEAT EXCHANGERS. IF TEMPERATURE SENSOR TS-9 IS BELOW 120 DEG F SETPOINT (WITH A DEADBAND) THEN VALVE CV-7 SHOULD CLOSE AND THE ENABLED HEAT EXCHANGER SHOULD MODULATE THE STEAM VALVE TO MAINTAIN THE LEAVING WATER SETPOINT OF 120 DEG F. CONDENSER WATER SYSTEM GENERAL DESCRIPTION: THE CONDENSER WATER SYSTEM INCLUDES A CLOSED CIRCUIT COOLING TOWER (CTWRO01), TWO CONDENSER WATER PUMPS (PUMPCTW001 & PUMPCTW002), AND CONDENSER WATER/ COOLING TOWER TREATMENT EQUIPMENT. THE FLUID COOLER FANS ARE EQUIPPED WITH VARIABLE FREQUENCY DRIVES ALLOWING FOR MODULATION TO MAINTAIN THE CONDENSER WATER TEMPERATURE SETPOINT. CONDENSER WATER TEMPERATURE & FLOW CONTROL: THE CONDENSER LOOP WILL BE USED YEAR ROUND IN COOLING MODE. ONE MODULE IS ALL THAT IS EXPECTED TO RUN IN WINTER OPERATION. DURING THE SUMMER MONTHS IF A SECOND MODULE IS ENABLED TO ENSURE THE CHILLED WATER SUPPLY TEMPERATURE SETPOINT IS MET, STAGING UP WILL BE PERFORMED BY THE CLIMACOOL MASTER CONTROLLER. THE CONDENSER WATER PUMPS (PUMPCTW001 & PUMPCTW002) WILL MAINTAIN 200 GPM (ADJ) WHEN ONE MODULE IS ACTIVE. WHEN TWO OR MORE MODULES ARE ACTIVE CONTROL TO 360 GPM (ADJ). THE FLUID COOLER BYPASS VALVE (CV-8) WILL BE USED AS THE PRIMARY PATH FOR REJECTING HEAT TO THE HEATING LOOP WHEN ONE MODULE IS ACTIVE. FIRST STAGE: DURING THE SUMMER OPERATING MODE, THE AHUHRC PICV WILL MODULATE THE HEATING FLOW TO MAINTAIN 120 DEG F LEAVING WATER TEMPERATURE. SECOND STAGE: FLUID COOLER BYPASS (CV-8) TO CLOSE. FLUID COOLER FANS TO MODULATE TO MAINTAIN 120 DEG F CONDENSER WATER TEMPERATURE LEAVING THE CHILLER AT TS-2. IF THE AHUHRC PICV IS FULLY OPEN AND THE CONDENSER LEAVING WATER TEMPERATURE (TS-2) EXCEEDS 120 DEG F, ADDITIONAL HEAT REJECTION IS AVAILABLE BY MODULATING THE CONDENSER LOOP BYPASS VALVE (CV-8) AND FLOWING THROUGH THE FLUID COOLER. IF THE FLUID COOLER BYPASS VALVE (CV-8) IS COMPLETELY CLOSED, AND THE LEAVING CONDENSER WATER TEMPERATURE (TS-2) EXCEEDS 120 DEG F ENABLE THE FLUID COOLER FAN AND MODULATE TO MAINTAIN 120 DEG F LEAVING WATER OUT OF THE CONDENSER LOOP FROM THE CLIMACOOL CHILLER AT TEMPERATURE SENSOR TS-2. FREEZE PROTECTION: AT OUTSIDE AIR TEMPERATURES BELOW 35 DEG F (ADJ) THE FLUID COOLER WILL NEED TO MAINTAIN A MINIMUM FLOW THROUGH THE FLUID COOLER (CTWR001) TO PREVENT FREEZING. MINIMUM FLOW TO BE INITIALLY SET AT 200 GPM (ADJ). BYPASS VALVE CV-8 IS CLOSED. NORMAL CONDITIONS CV-3 AND CV-4 CLOSED WITH CV-5 OPEN. IF CONDENSER ENTERING WATER TEMPERATURE (TS-1) IS BELOW 65 DEG F (ADJ). CV-3 AND CV-4 OPEN WITH CV-5 CLOSED. WHEN THE OUTSIDE AIR TEMPERATURE IS ABOVE 37 DEG F (ADJ) FOR A PERIOD OF 15 MINUTES (ADJ) REVERT TO USING THE FLUID COOLER BYPASS VALVE (CV-8). THE BAS BYPASS VALVE LOGIC MUST ENSURE THIS MINIMUM FLOW IS MAINTAINED REGARDLESS OF TEMPERATURE LOGIC IMPLEMENTED. BAS ALARMING AND SAFETIES WILL BE USED TO ENSURE A MINIMUM FLOW RATE, AND ALSO A MINIMUM WATER TEMPERATURE (AT TEMPERATURE SENSOR TS-10) IS MAINTAINED. IF THE MINIMUM ENTERING WATER TEMPERATURE TO THE CHILLER DURING THIS FREEZE PROTECTION MODE IS OBSERVED, ALARMS SHOULD BE EMAILED TO FACILITY MAINTENANCE TO NOTIFY THEM THAT CHILLED WATER IS NOT AVAILABLE TO THEIR PROCESS COOLING. THE FLUID COOLER IS TO MAINTAIN THE ENTERING WATER TEMPERATURE TO THE CHILLER AT NO LOWER THAN 80 DEG F (ADJ) ALARM SHOULD BE SENT TO FACILITIES IF TEMPERATURE SENSOR TS-10 IS BELOW 50 DEG F (ADJ). EXHAUST FAN HEAT RECOVERY COIL (AHUHRC) GENERAL DESCRIPTION: DURING WINTER MONTHS THE EXHAUST FAN HEAT RECOVERY COIL WILL PROVIDE A FALSE LOAD TO THE EVAPORATOR SIDE OF THE CLIMACOOL CHILLERS. A PID LOOP AS SHOWN ON DETAIL 4 OF TF6.01 WILL MAINTAIN A LEAVING AIR TEMPERATURE SETPOINT OF 55 DEG F (ADJ). SIMILARLY IN THE SUMMER MONTHS (BASED ON OSA) HEATING WATER WILL BE MODULATED TO LOWER THE HEATING WATER SUPPLY TEMPERATURE TO MAINTAIN 120 DEG F OUT OF THE CHILLERS, WHICH WILL PROVIDE HEAT TO THE VAV BOXES, AND DOMESTIC WATER PRE -HEAT.
