01 00 00 GENERAL
I. This coversheet has been prepared in a generic outline form following the standards set by
the Construction Standards Institute (CSU MasterFormat 2012. It is for the convenience of the
Contractor/Owner. This outline is intended to work with a material selection list following the
(CSU format. Not all items are necessarily required to complete this specific project.
Coordinate with Contractor/Owner for complete listing of speciFications. Within this
coversheet It will state, 'Coordinate with materials finish selection schedule'.
2. These plans and specifications, as well as Plan Create Build services' name, logo and
designs are the exclusive property of Plan Create Build services. Any reproduction,
modification, disclosure and/or use of these materials (or any portion of them) without Plan
Create Build services' prior written consent is strictly prohibited,
3. Written dimensions shall take precedence over all scaled dimensions. Do not scale these
drawings for critical dimensions. Contractor/Owner shall verify all dimensions/conditions, etc.

01 00 00 MISCELLANEOUS ASSEMBLY REQUIREMENTS
1. Provide crawl space access, minimum 18' x 24' unobstructed access through the floor, 16' x
24' through perimeter walls and below grade access, per I.RC. section R4083. Insulate and
weather-strip per WSE.C, section 502.43. Allow 18' minimum space under wood joists and 12'
minimum space under wood girders.
1. Provide attic access, minimum 22' x 30' with 30' minimum headroom, at unobstructed readily
accessible opening, per I.RC. section R801.1. Insulate and weather-strip per W.SE.C, section
502.43. requirements.
3. Garage/House separation:
A) Garage ceilings separating attic spaces shall be protected with 1/2' G.W.B. When
garages are beneath habitable rooms, the ceilings shall be covered with 5/8' type 'x' GWB on
the garage side. Where the separation is a floor/ceiling assembly, the structure shall be
protected with 1/2' G.W.B. per I.R.C. table R302.6.
B) Door between garage and house shall be a solid wood core, honeycomb core steel, or
20-minute fire rated door having a minimum thickness of 1-3/8' per I.R.G. section R3025.1.
C) Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling
From the garage shall be constructed of a minimum No. 26 gage sheet steel or other approved
material and shall have not openings into the garage per I.R.G. R30252.

01 41 00 REGULATORY REQUIREMENTS
I. All construction shall conform to the 200E International Residential Code (I.R.C.),
2009 International Building Code (I.B.C.), 20M international Fire Code (IP.C.),
2009 International Mechanical Code (IML.), 2009 Uniform Plumbing Code (U.P.C.),
20M Washington State Energy Code (WSE.C.) and be in accordance with all State Laws and
Regulations and various codes imposed by jurisdictional requirements and local authorities.
2. Arrange inspections that are mandatory due to jurisdictional requirements.
WASHINGTON STATE ENERGY CODE:
1. Electric water heater(s) shall have a separate power or gas shutoff per WSEC Sec. 504.4.
2. Provide an incompressible, Insulated surface, with a min. R-10 thermal resistance when a
water heater Is located in an unheated space or Is set on a concrete floor per WSEC Sec.
5042.1.
3. Water heaters are to meet all requirements OF the 1981 National Appliance Energy
Conservation Act (NAECA) and be labeled per WSEC Sec. 5042.1.
4. Temperature setting shall be set to 120' F or 49' C per WSEC Sec. 5043
5. Showers and lavatories shall limit flow to, less than or = to, 23 gpm per WSEC Sec. 504,8.1
and WAC 51-56-0400 Chapter 4 Sec. 402323.

12. Six (6) mil black polyethylene ground cover shall be laid over the ground within crawl
spaces. The polyethylene ground cover is to be overlapped a minimum of 12' at the joints and
extend throughout the crawl apace to the foundation wall per WSEC Sec. 502.1b.1.
13. All exterior doors, except 20 minute doors, shall be weather stripped per WSEC Sec.
502.43b.
14. Service hot and cold water piping in unconditioned spaces shall be insulated per WSEC
Sec. 503.11 and WAC Chapter 51-56.
15. Heating ducts in unconditioned spaces shall be insulated to a min. of R-8 per WSEC Sec.
503.5.
16. Provide R-3 insulation for all hot 4 cold water pipes installed outside the conditioned
spaces.
