This project consists of three blocks of townhouses, and the proposed revisions concern the accessible routes to and within Buildings A and B. Please refer to the attached architectural and structural plans for depictions of the following. BUILDING A As originally permitted, each live/work townhouse in Building A was provided with two swing doors on the east side. A slider door was also provided on the west side of each unit. One of the east doors provided the accessible entry to the work suite. The bulk of the work suite's floor was located below the sidewalk elevation, requiring a ramp within the work suite to provide an accessible route through the space. This proved to be a less than ideal solution as the ramp occupied a substantial portion of some of the work suites. This revision resolves the issue by instead providing an exterior ramp between Buildings A and B, allowing the accessible route to wrap around the building and provide access via the slider door. Several revisions to the design were required to achieve this. The west wall of the ground story was moved 3'-10" to the east, making room for an accessible route between the wall and the parking. The slider door was revised to use an ADA-compliant door and threshold. Moving access to the west side of the building made the second east -facing door redundant, so it was removed and replaced with a window to maintain the facade transparency facing 5th Avenue S. The layout of the work suite was also revised to include an enclosed office on the east. While not strictly related to access, this revision is being proposed concurrentlyforefficiency. The above revisions have been coordinated through the architectural and structural drawings. Only drawings which required revision have been submitted, and all excluded drawings remain as originally permitted. BUILDING B The revisions to Building B are similar to Building Xs, though there are some differences due to Building B's relationship to the site. As originally permitted, Building B's western wall extended down to the parking area to serve as a retaining wall. As revised, the western wall has been moved 3'-10" east to provide Pine Park 614 1 Revision Narrative 12024 CITIZEN DESIGN the accessible route, and this results in the building foundation and retaining wall being separate structures. It also introduces a cantilevered condition on Building B's second story that was not previously required. Building B also does not propose enclosed offices in the work suites. Otherwise, the proposed revisions are essentially the same as those for Building A. SITE PLAN The revisions to the site plan are primarily related to the new ramp and to door locations for the two buildings. As the pass -through between the buildings is now a ramp, the stairs, planters and benches in that area have been eliminated. The planter boxes in the right-of-way have also been moved to better relate to the new entry conditions to both buildings. Finally, the site plan has been revised to show the accessible routes behind the two buildings. Note that the accessible routes are located underneath overhanging floor area. As such, they are generally sheltered from the weather. The overall drainage pattern of the site has not changed from the originally permitted design as the roof area remains the same and the downspouts are still routed to the same drainage infrastructure. As the civil engineering is not directly impacted, no post -permit revisions have been submitted to the clearing/grading permit. Pine Park 614 1 Revision Narrative 12024
