Submittal Information NOTE: Only upload each document once. Do not duplicate. Each set of documents are required to be separate (Architectural, Civil, Structural Calculations, etc.) A scan of all documents into one file will be rejected. INTERIOR REMODEL SUBMITTAL REQUIREMENTS 1) ARCHITECTURAL PLANS scaled'/d'= 1' FLOOR PLAN: 1. Name and address of property owner and project contact person. 2. Dimension and specify use of each room and/or area; indicate the square footage of each floor. 3. Specify size for doors and windows. Provide openable area and sill height of egress windows in all sleeping rooms. 4. Show extent of fire separation drywall between garage and living space and garage attic areas or habitable spaces over garage. 5. Show required lighting for interior and exterior stairways. 6. Stairway and hallway widths, dimensions of stairs and guardrails. 7. Smoke and carbon monoxide alarm locations. 8. Location, access and clearance to crawl and attic spaces. Specify opening dimensions. 9. Mechanical and plumbing fixtures/appliances; indicate type of heat. 10. Direction, spacing, size and species of structural beams, joists, rafters and trusses. 11. Distinguish new construction from existing; provide an existing and proposed floor plan. 2) STRUCTURAL CALCULATIONS: Interior wall removal requires either a) proof that it is not a load bearing wall by providing the direction, spacing, size and species of existing structural beams, joists, rafters and trusses or b) provide structural calculations for new beam sizing. Plans which do not meet conventional construction must be designed in accordance with the structural provisions of the International Building Code by a Washington State licensed Design Professional with supporting calculations. 3) ENERGY (WSEC): Show R values of insulation and U values of glazing. 4) MECHANICAL: Include source specific and whole house ventilation (fans) on the plans including fan location(s) and cfm sizing. 5) DEMOLITION: For any structure that is destroyed, damaged or demolished in an amount equal to 75 percent or more of its replacement cost at the time of destruction, the reconstruction shall be considered to be under the category of "new" construction. Determination of replacement costs and the level of destruction shall be made by the building official and shall be appealable as a Type II staff decision under the provisions of Chapter 20.06 ECDC. The "new" construction will be subject to all applicable requirements of the Edmonds Community Development Code for a new building, including but not limited to zoning, utilities and site -related features; provided, that Chapter 17.40 ECDC also applies to certain requirements for nonconforming buildings and uses. A), 2019]. 6) ASBESTOS ABATEMENT: • A Clean Air Agency "notification", which may entail a waiting period of up to 10 days, is required for a) all complete -structure demolition projects, b) all renovation projects exceeding 750 square feet or $75,000 valuation and c) all single family dwelling renovation projects containing asbestos that are not performed by the homeowner living in the residence. 7) MATERIAL MANAGEMENT: Required for: ■ Alterations over 750 SF or $75,000 valuation ■ Demolition over 750 SF or $75,000 valuation ■ Separate containers for recyclable and non -recyclable materials. ■ Salvage Assessment of materials being removed. Submit at permit application. Identify the building components being removed that have the potential to be reused. The assessment shall be signed by the owner and serve as an affidavit stating that the project shall be executed in compliance with the code. ■ Waste Diversion Report at completion The documents listed are the minimum necessary to proceed with the application process; however additional documents may be necessary in order to complete the review. Waiving a Required Document If you believe that a required submittal document does not apply to your project, please upload a simple explanation as to why in place of the required document. Please note that during project review, a reviewer may require you to submit a document that was originally waived at submittal to evaluate the application for compliance with codes and standards. You will receive an email from us stating the status of your application. There are two possible outcomes for your application: 1. We will accept your application and send you an invoice via email. 2. We will not accept your application, and we will tell you what we need to complete the application screening. You will have 30 days to submit the requested documents through your MyBuildingPerm it.com Plan Review Dashboard. Important information about completeness and vesting: • Application acceptance for screening is not a determination of completeness. • The submittal date is not your vesting date; your application is vested and reviews assigned after we receive payment of all submittal fees. Re -submittals • Identify revised/added information by circling, noting, or otherwise consistently marking changes on the plans. • Include a response letter addressing each of the comments. • Submit your revisions to Permit Processing, not the reviewer, through your MyBuildingPermit. com Dashboard by clicking Submit Additional Files. • If your permit has not been issued, submit a full plan set.
