Please see the below responses to your comments -
1. Per 2021 IRC section R308.4.2 safety glazing is required near doors. Please update plans as needed
and resubmit for review.
Response: the exterior elevations have been updated to show tempered glass at the new windows
and door, following the window/door schedule. See sheet AA3.2.
2. Please clarify new work versus existing on the floor plan and roof plan. It appears there is a new
bathroom, new powder room, and new roof; this could be a hangover from the previous work
completed under a different permit.
Response: This was inadvertently not updated from the previous work under a different permit.
The text has been corrected, see updated sheets A2.2, A3.1 & A3.2.
3. Indicate required flashing at a proposed pressure treated ledger board.
Response: See updated detail 3/A4.1.

SINCE THE DECK IS SMALL AND LATERALLY BRACED BY THE HOUSE ON TWO SIDES
5. Indicate hold-down or tension device on plans.
RESPONSE: PER CONVERSATION WITH DONOVAN AKAU, HOLDOWN OR TENSION DEVICES ARE NOT
REQUIRED SINCE THE DECK IS SMALL AND LATERALLY BRACED BY THE HOUSE ON TWO SIDES
6. It appears the proposed footings do not align with the recommendations outlined in the
submitted geotechnical report. Refer to page 12 for minimum lateral dimensions of column
footings and allowable soil bearing pressure. Please correct as required and resubmit for
review.
RESPONSE: PLEASE SEE ATTACHED EMAIL BY THE GEOTECH STATING THAT THE LATERAL
DIMENSIONS OF THE FOOTING CAN BE 18 INCH (MATCHING WHAT SHOWN IN THE STRUCTURAL
DRAWINGS). PLEASE ALSO SEE ATTACHED CALCULATIONS OF FOOTING USING 2000 PSF
ALLOWABLE BEARING PRESSURE YIELDING 18 INCH WIDE ROUND FOOTING.
7. Provide details and indicate all framing members required to reframe the rough opening for
the proposed door and side lites. Indicate all fasteners and hardware required for positive
connections at the base and top of fenestration opening. Demonstrate the proposed opening
and framing will not compromise the existing lower -level framed wall and foundation.

Hi Basri,
An 18-inch diameter or 18" x 18" size footing is acceptable provided it is constructed on top of the competent (medium dense
to dense) glacial till or compacted structural fills placed on top of the competent till.
