RE: Waiving Required Documents Summary
Hello,
The following is intended to summarize the status of the "required documents" via
MyBuildingPermit.com Application Instructions. Waived required documents are noted as Not Applicable
with justification defined below.
RESIDENTIAL ADDITIONS - SUBMITTAL REQUIREMENTS:
1) CRITICAL AREAS CHECKLIST. Provided. See Critical Areas Determination #02-226 & 202-227.
2) SITE PLAN: Provided. See Architectural Plans Sht. C.
3) STORMWATER MANAGEMENT PLAN: Not applicable. Per City of Edmonds 18.30.60, this project
proposes less than 2,000 sf of new + replaced impervious surface and is exempt from DOE SWWMMWW
requirements 1, and 3-9.
4) GRADING PLAN: Not applicable; project proposes land disturbance activities not exceeding 50 cubic
yards.
5) ARCHITECTURAL PLANS scaled '4"= 1' Provided. See ARCH Plans.
GENERAL NOTES: Provided. See ARCH Plans, sht. #C.
FOUNDATION PLAN: Provided. See ARCH Plans, sht. #1.
8. Foundation drainage detail. Not Applicable. No useable, habitable, or crawl spaces are proposed
below grade.
CONSTRUCTION AND SECTION DETAILS: Provided. See PLANS, sht S1-S3.
FLOOR PLAN: Provided. See ARCH Plans, sht. #1-3.
7. Mechanical and plumbing fixtures/appliances. MEP will be indicated on mechanical & plumbing
permit application under separate cover. Indicate type of heating. Heating type not indicated on
plans, but is anticipated to be:
ELEVATION VIEWS: Provided. See ARCH Plans, sht. #4.
HEIGHT CALCULATIONS: Not Applicable. Proposed improvements does not propose an increase in the
maximum building height.
6) STRUCTURAL CALCULATIONS: Provided. See "Westley Addition Stamped Struct Calcs 12-27-24"
7) ENERGY CALCULATIONS: (WSEC): Provided. See ARCH Plans, sht. C.
Energy Code Compliance Information. R406 Not Applicable (defined below).
Specify and provide details for additional Energy Credits per WSEC R406.
Not Applicable to proposed 107 sf of Mudroom conversion space. Per the 2021 WSEC, Section
R406.3 and R502.1.1 Small additions, (conditioned) "additions not greater than 150 sf shall not
be required to comply with Section R406."
Not Applicable to unaltered building. Per R503.1 General, "Alterations to a building shall comply
with the requirements of the code for new construction, without requiring the unaltered portions
of the existing building or building system to comply with this code".
8) MECHANICAL: Provided. See ARCH plans, sht. C.
9) DEMOLITION: "New" Construction categorization is Not Applicable; proposed demolition magnitude
does not exceed 75 percent of it's replacement cost.
10) ASBESTOS ABATEMENT (if the project also includes remodeling within the existing residence):
Provided. Notification Case #: 202405588 has been filed with the Puget Sound Clean Air Agency (PSCAA),
per Demolition Permit Submittal requirements, under separate cover.
11) ELECTRIC VEHICLE (EV) READY: Provided, although not required (proposed improvements do not
exceed 50% of the structure value). See ARCH plans, sht. C, General Notes, Electric Vehicle (EV) Ready.
12) MATERIAL MANAGEMENT. Not Applicable. Alterations and demolition do not anticipate to exceed
$75,000 in valuation or 750 sf of livable square footage.
