BLD1987-0727PLUM TREE PLAZA 22315 HWY 99 EDMONDS, WASHINGTON TENANT IMPROVEMENT SPECIFICATIONS SPACE "M" - JOY ONE HOUR PHOTO ------------------------------ ------------------------------ INTERIOR WORK Demolition - None required. Floors and Base --------------- --------------- 1. Floors in restroom, office and dark room shall receive vinyl floor cover with rubber or vinyl base (by Contractor - color to be selected by Owner and Tenant). 2. Floor in the sales and display area shall receive glue down carpet, color and pattern to be agreed upon between Owner and Tenant (installed by Contractor). Walls, Partitions, Railings and Wainscotes ------------------------------------------ ------------------------------------------ 1. Install walls, including finishing stud walls and furring exposed concrete walls. 2. All walls within water closet compartments and within two feet of the front and sides of urinal, shall be finished to a height of 4 feet with a smooth, nonabsorbent surface which is not adversely affected by moisture. 3. All G.W.B. walls shall be taped, spackled and sealed, and receive two finish coats semi -gloss latex enamel paint with orange peel finish. Use Sherwin-Williams No. 1300 Oyster White or Pittsburgh No. 43 Antique White or equivalent. 4. Provide separation between aluminum storefront assemblies and GWB with vinyl 'L' metal, or equivalent. For all walls framed to underside of drop ceiling assembly, provide vinyl separation between GWB & ceiling grid. Doors and Windows ----------------- ----------------- 1. All office doors will be hollow core birch veneer. Door frames and trim shall be finished with light walnut stain and clear plastic varnish finish or equal. Ceilings 1. Ceilings in restrooms shall be 5/8" one hour G.W.B. on wood joist at 8'-0" from floor. Tape, seal and paint (tenant). 2. Ceilings in all other areas shall be suspended T-bar and acoustical tile, factory -finish white, 11' from fllor. T-bar system shall be 2'-0" x 4'-0" grid. 3. The T-bar system shall be insulated with R-30 nonfaced batts. Electrical and Lighting 1. Install wall -mounted duplex outlets, telephone outlets and light and fan switches as required to meet or exceed project requirements as shown on the plans (no. & location to be coordinated with tenant). 2. Lighting shall provide 50 footcandles of illumination at 30" from floor in restrooms and 75 footcandles of illumination at 30" from floor in office, storage and sales area. 3. Provide adequate exhaust fans for restroom which is ducted to exterior of the building and connected to light switches; fans shall make 5-minute air changes in all rooms. Plumbing and Fixture List ------------------------- ------------------------- 1. Restrooms shall satisfy state and local health and building codes. 2. Provide hot and cold water to sulate all piping as required insulate all exposed plumbing to eliminate danger of burns. 3. All plumbing fixtures shall be following or equal as approved a. Water closet: floor mount, 2109.056 with trim. b. Lavatory: wall -hung with trim. 4. Provide and install the required: a. Mirror all fixtures as required, in- to prevent condensation and lines at handicapped lavatories new and shall include the by Owner: tank-tye toilet, A.S. with backsplash, A.S. 0361.022 following items in restrooms as b. Toilet tissue dispenser c. Paper towel dispenser. d. Necessary handicapped grab bars, hardware, and required fixtures. 5. Mirrors over handicapped lavatories not to exceed 40" above floor from of mirror. Mount all dispensers so above floor to any rack, operating dispenser. shall be mounted so as top of shelf and bottom as not to exceed 40" controls, mechanism or Heating, Ventilating and Air Conditioning 1. A heating system shall be designed to provide ducted supply and return system in attic space to provide supply and return air to all areas except restrooms. Restrooms to receive supply air only and each shall be separately exhausted to exterior of the building to prevent air from beign re- circulated to other rooms. The heating equipment will be designed to be located on the roof. . Design should accomplish a 700 inside room temp. from 15r' heating exterior temp. and based on dry bulb 50% relative humidity. The ventilating system shall provide a five minute air exchange in the restrooms. 3. The ratio of supply and exhaust air shall be such that the building shall be under slight pressure at all times. 4. All system shall be provided with completely automatic controls. Codes and Regulation All materials, equipment and workmanship on this job shall meet all local building and fire codes and Owner shall, at his expense obtain all necessary permits, licenses, easements, etc. for construction of the project, give all necessary notices, pay all fees required by law, and comply with all applicable laws, ordinances, rules and regulations. This shall include the latest U.B.C. and state codes for making buildings and facilities accessible to and usable by the physically handicapped. General The Mechanical and Electrical subcontractors shall design a complete system based on the Tenant's improvements and data provided, and shall submit the final proposal with a general drawing showing the proposed concept and catalog cuts of the proposed equipment. The design methods will consider the requirement that work methods conform to standard practices of the trade. On completion of work the equipment will be designated. Nec- essary as -built drawings shall be prepared for Owner and two sets of operating and maintenance instructions for all equip- ment and devices shall be supplied to the Owner prior to final payment. -Insulate exposed hot water and drain pipes, if water temp. exceeds 230 degrees F. -Plumbing subcontractor shall provde a 6-gallon hot water heater above the ceiling. Electrical connection by electrical sub- contractor. -Vent hot water heater pressure relief valve to exterior or as approved. -Faucets to be lever action type. -Water resistant G.W.H. is to be used on all interior restroom walls. -4- -The lavatory rim height is to equal 34" with a -29" minimum knee space. FIRE DEPARTMENT NOTE The correct building address will be posted in 6" high letters in a visisble and readable location when approaching the building. Tenant suite numbers and names will be posted at the appropriate entry by the Tenant. The Contractor will provide (22) each 'A 108C fire extinguishers in the office and warehouse space. Tenant shall be responsible for yearly maintenance.
