ORDINANCE NO.
AN ORDINANCE AMENDING SECTION C AND SCHEDULE AND FOOTNOTES
OF SECTION F IN ORDINANCE NO. 789 OF THE CITY OF EDMONDS
(ZONING CODE) PASSED BY THE CITY COUNCIL ON OCTOBER 20, 1959,
BY THE ADDITION THERETO AND ESTABLISHMENT OF A NEW USE
DISTRICT, TO BE DESIGNATED S-20 (ONE FAMILY RESIDENTI'1L DISTRICT)
IN AND FOR THE CITY OF EDMONDS.
WHEREAS, after proper notice and public hearings as provid.:cl by law,
the Planning Commission of the City of Edmonds, by Resolution No. 85, has
recommended to the Edmonds City Council the establishment of a new use
district under the zoning code of said City, to be designated S-20 (One -family
Residential), and
WHEREAS, the City Council of the City of Edmonds has determined that
it is in the best interests of the citizens of the city of Edmonds that such a use
district be established,
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF EDMONDS
DOES ORDAIN AS FOLLOWS:
Section 1. That Section C of Ordinance No. 789 passed by the City
Council of the City of Edmonds on October, 1959 and codified under Chapter
12. 12, section 12. 12.280 of the Edmonds City Code, be and the same is hereby
amended by the addition thereto of the following:
S-20 One Family Residential District -- minimum lot width, 100 feet;
minimum lot area, 20, 000 square feet per lot
Section 2. That Section F, Schedule and Footnotes, of Ordinance No.
789 passed by the City Council of the City of Edmonds on October 20, 1959,
and codified under Chapter 12.12, section 12. 12.570, et seq., of the Edmonds
• City Code, be and the same is hereby amended by the addition thereto of the
following:
Schedule of Zones;- Uses and Regulations
S-20 1. All uses permitted in S-12 Districts as permitted therein

Minimum size of Lot
Minimum area: 20,000 sq. ft.
Minimum Width: 100 feet
Maximum Height of Buildings
Same as S-12
Maximum coverage of lot by all buildings thereon
Same as S-12
Minimum set -back distances
Same as S-12
Minimum floor area fora one -family dwelling
Same as S-12
Fence and Hedge Restrictions_
Same as S-12
Minimum off-street Parking Space
Same as S-12
Section 3. Should any section, clause or provision of this Ordinance be
declared by the courts to be invalid, the same shall not affect the validity of
the Ordinance as a whole or any part thereof, or any other than the part so
declared to be invalid.
Section 4. This Ordinance shall take effect and he in force from and
after five days after its passage and publication according to law.
