AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON
AMENDING THE OFFICIAL ZONING ORDINANCE, SECTION
12.13.130 (TABLE OF BULK AND DIMENSIONAL RE-
QUIREMENTS FOR MULTIPLE RESIDENCE DISTRICTS),
BY INCREASING THE HEIGHT LIMITATION OF CERTAIN
HOSPITALS SUBJECT TO THE GRANT OF A CONDITIONAL
USE PERMIT PURSUANT TO PLANNING COMMISSION RES-
OLUTION NO, 284.
WHEREAS, the city council of the City of Edmonds,
Washington, pursuant to planning commission resolution
No. 284 called a public hearing on the matter of the
recommended change in the official zoning ordinance for
the maximum height limitation of hospitals in multiple
residential districts, and
WHEREAS, the City of Edmonds has projected its long
range development, population densities$ utilities devel-
opment, street systems, fire protection needs and other
present and future municipal needs and services includ-
ing participation for certain health services with the
Snohomish County Health District, and
WHEREAS, the City finds that the general height
restrictions presently set forth in its Zoning and Build-
ing Codes remain in the best interest, living conditions,
health, safety and general welfare of said City and its
residents at the present time and the projectable future
having in mind the financial capacity of said City to
provide municipal services and the ultimate goals for
community development and future planning, and
WHEREAS, it is further found that acute care hospital
facilities are in immediate need for optimum service to
the residents in the Edmonds planning area, and such
hospital facilities provide such a unique service without
substantial effect on urban density, that the building
height restriction should be increased in this one unique
building classification, provided, however, that adequate
provision be made for landscaping, parking, traffic in-
gress and egress, utilities, fire protection, general
compatibility with locational needs, desires and devel-
opment, and such other factors as should be considered
in the public health, welfare and safety of the community,
all of which should be approved by duly acting officials
of said City after demonstrable needs and provisions are
presented thereto, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON
DO ORDAIN AS FOLLOWS:
Section 1. The Table of Bulk and Dimensional
Requirements for Multiple Residence Districts set forth
in Section 12.13.130 is hereby amended to read as follows:

Korner lots shall observe a 15 foot setback from both streets,

Dwelling Unit.
3Front and side yard requirements of multiple family dwellings
are not applicable in the BC Zone provided that all other bulk
4 and dimensional requirements are observed.
Hospitals as defined in Section 12.12.090 of the Edmonds City
Code and RCW 7.41.020 of the Laws of the State of Washington,
and licensed as acute care hospitals by the State Department
of Health, which are fully sprinklered, may be built to a
maximum building height of 115 feet subject to the grant of
a conditional use permit by the Board of Adjustment.
