AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING SECTION 12.12.030 BY AMENDING THE DEFINITION
OF THE TERM ALLOWABLE BUILDING VOLUME AND SPECIFYING
WHAT PORTIONS OF A BUILDING OR STRUCTURE MAY BE PER-
MITTED TO PENETRATE OR EXTEND BEYOND ALLOWABLE BUILDING
VOLUME AS DEFINED HEREIN.
WHEREAS, pursuant to Planning Commission Resolution No. 491
the City Council of the City of Edmonds duly called and held a
public hearing, and having found as a result of said hearing that
it is in the public health, safety, welfare and general interest
to amend the definition of allowable building volume as contained
within Section 12.12.030 of the Edmonds City Code to permit certain
portions of buildings or structures to protrude, penetrate or
extend beyond allowable building volume as therein defined, pursuant
to Planning Commission Resolution No. 491, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO ORDAIN
AS FOLLOWS:
The definition of BUILDING VOLUME, ALLOWABLE as contained in
Section 12.12.030 of the Edmonds City Code is hereby amended to
read as follows:
"BUILDING VOLUME, ALLOWABLE. 'Allowable building volume' as
used herein, means the three dimensionable space in which a
building or structure may be built as delineated by yard set-
backs, if any, and building height restrictions. No portion
of a building or structure may penetrate or extend beyond the
allowable building volume except:
1. Church steeples, subject to review and approval by
the Amenities Design Board;
2. Elevator penthouses, not to exceed 72 square feet
in horizontal sectionnor three feet in height;
3. Chimneys not to exceed nine square feet in horizontal
section nor more than three feet in height; provided
that in multiple -unit buildings (RML and RMH) the
total square footage of chimneys shall be nine (9)
square feet in horizontal section for the first
chimney and six (6) square feet for every chimney
thereafter. Chimney flues shall be clustered wherever
possible and no one multiple -flue chimney shall be
more than thirty-nine (39) square feet in horizontal
section;
4. Vent pipes not to exceed 18 inches in height;
5. The projections permitted in setback areas .pursuant
to Section 12.13.050(1) of the Edmonds City Code.
