AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING SECTION 12.13.150(3), 12.13.190(a)
AND 12.13.230H OF THE EDMONDS CITY CODE TO ALLOW
JOINT RESIDENTIAL AND BUSINESS USE OF PROPERTIES
LOCATED IN THE BN, BC AND CW ZONES AND PROVIDING
REGULATIONS THEREFOR.
WHEREAS, pursuant to Planning Commission Resolution
No. 584, the City Council of the City of Edmonds, Washington,
called a public hearing and during this hearing having determined
it to be in the best interest of the public health, safety and
general welfare to amend the Edmonds Zoning Ordinance as set
forth below and having determined that there will be no significant
adverse environmental impacts, all in accordance with the
Planning Commission Resolution No. 584, now therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. Section 12.13.150(3) of the Edmonds City
Code is hereby amended to read as follows:
"(3) All uses permitted in RS districts as regulated
therein. Provided, however as to buildings where
there is proposed to be a combination of residential
and business uses the following regulations shall
apply:
(a) There shall be a minimum of 6,000
square feet of lot area for each dwelling unit;
(b) Height shall be as regulated in the
RS districts;
(c) The building shall comply with the
setback and lot coverage requirements of the
BN zone."
Section 2. Section 12.13.190(a) of the Edmonds
City Code is hereby amended to read as follows:
"(a) Any use permitted in an R or BN zone as
regulated therein; provided, however as to buildings
where there is a combination of residential and
commercial uses, the following restrictions shall
apply:
(1) The building shall comply with the bulk
and dimensional requirements of the BC zone;
(2) Every 1500 square feet of commercial
space, or fraction thereof, shall constitute one
(1) dwelling unit for computation of density;
(3) Density shall be computed according to
Section 12.13.130(8) less the number of units as
calculated in subsection 2 above;
Section 3. Section 12.13.230H of the Edmonds City
Code is hereby amended to read as follows:
"H. Any use permitted in an R district as regulated
therein; provided, however as to buildings where
there is a combination of residential and commercial
uses, the following restrictions shall apply:
(1) The structure shall comply with bulk and
dimensional requirements of the CW zone;
(2) Every 1500 square feet of commercial
space, or fraction thereof, shall constitute one
(1) dwelling unit for computation of density;
(3) Density shall be computed according to
Section 12.13.130(g) less the number of units as
calculated in subsection 2 above.
