AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
ADDING A DEFINITION OF REAR LOT LINE TO SECTION
12.12.130 OF THE EDMONDS CITY CODE; AMENDING THE
DEFINITION OF FRONT YARD IN SECTION 12.12.260 OF
THE EDMONDS CITY CODE TO PROVIDE FOR LOTS ABUTTING
PRIVATE EASEMENTS; AMENDING SECTION 12.13.040(2)(B)
(iv) TO ESTABLISH SETBACK REQUIREMENTS FOR ACCESSORY
BUILDINGS AND STRUCTURES; AND AMENDING SECTION
12.13. 050(g) TO ELIMINATE REAR YARD REQUIREMENTS
FOR LOTS ABUTTING A PRINCIPAL STREET AND AN ACCESS
EASEMENT, IN ACCORDANCE WITH PLANNING COMMISSION
RESOLUTION NO.593.
WHEREAS, pursuant to Planning Commission Resolution
No. 593, the City Council of the City of Edmonds, Washington,
called a public hearing and during this hearing having
determined it to be in the best interest of the public
health, safety and general welfare to amend the Edmonds
Zoning Ordinance as set forth below and having determined
that there will be no significant adverse environmental
impacts, all in accordance with Planning Commission Resolution
No. 593, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. A new definition of "Rear Lot Line" is
hereby added to Section 12.12.130 of the Edmonds City Code
to read as follows:
"Lot Line, Rear." "Rear Lot Line" means a line
which is opposite to and most distant from the
principal street line or, where a lot does not
abut a public street, the principal access
easement.
Section 2. The definition of "Front Yard" as set
forth in Section 12.12.260 of the Edmonds City Code is
hereby amended to read as follows:
"Yard, Front". "Front Yard" means the required
open space extending from the principal street
line or, where a lot does not abut a public
street, the principal access easement, to the
building line and including the full width of the
lot to its side lines. Front yards, shall be
measured from the building line to the actual or
proposed street right of way as established by the
Official Street Map set forth in Chapter 12.03 of
the Edmonds City Code, whichever is the closer to
the building line.
Section 3. Section 12.13.040(2)(B)(iv) is hereby
amended to read as follows:
(iv) Setbacks. Accessory buildings or structures
shall be no closer than six feet to another building
or structure on the lot, and shall observe front,
side and rear yard set backs, except as follows:
a. Accessory buildings or structures covering
600 square feet or less may locate up to five feet
from the rear property line.
b. Garages and vehicle storage structures
shall setback far enough from the property line to
provide adequate space for ingress and egress of
vehicles, but in no event less than the established
yard setbacks or, if covering 600 square feet or
less, no closer than five feet from the rear
property line.
Section 4. Section 12.13.050(g) of the Edmonds
City Code is hereby amended to read as follows:
g. Corner Lots shall observe the minimum required
front yard setback from both streets. Lots which
abut both a principal street and an access easement
may observe the minimum front yard setbacks from
both the principal street and the access easement.
Lots observing two minimum front yard setbacks
shall meet the minimum side yard setbacks in the
remaining yards and shall not be required to meet
the minimum rear yard setback.

Section 5. This ordinance shall be in full force
and effect five days after passage and publication by posting
as provided by law.
