RESOLUTION NO. 518
A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS
RECOMMENDING APPROVAL OF A PROPOSED AMENDMENT TO SECTION
12.10.110(b) OF THE ZONING ORDINANCE TO PERMIT SINGLE
FAMILY DWELLINGS IN RM ZONES LESS THAN 6,000 SQUARE FEET
(FILE #ZO-10-76) AS SET FORTH IN EXHIBIT "A" ATTACHED.
WHEREAS, the Planning Commission of the City of
Edmonds pursuant to proper notice and publication, held a
public hearing on a proposal to amend the Zoning Ordinance
Section 12.13.110(b) to permit single family dwellings in
RM zones less than 6,000 square feet, and
WHEREAS, said amendment would offer a choice of
type of residence in the downtown area to suit various life-
styles, and
WHEREAS, various individuals prefer a home without
an extensive yard without having to go to a condominium
arrangement, and
WHEREAS, the proposed amendment to Section 12.10.110(b)
is necessary to promote the public health, safety and general
welfare of the community; now, therefore
BE IT RESOLVED that the Planning Commission recommends
and forwards to the City Council of the City of Edmonds, that
the proposed amendment to Section 12.10.110(b) of the Official
Zoning Ordinance to permit single family dwellings in RM zones
less than 6,000 square feet as set forth in Planning Commission
File #ZO-10-76 be adopted.

Amend Section 12.13.110(b); PRIMARY USES IN RM DISTRICTS
From:
"Any primary use permitted in the RS zone, as regulated there -in,
and in the RD zone, but specifically excluding mobile homes and
trailers;"
To:
"Any primary use permitted in the RS and RD zones as regulated
therein, and townhouses as regulated in Section 12.13.130, but
specifically excluding mobile homes and trailers."
Amend Section 12.13.130 DEVELOPMENT AND DIMENSIONAL REGULATIONS IN RM DISTRICTS
To:
12.13.130(h)
Dimensional Requirements for Townhouses in RM Districts
1. Side yard setback = None
2. Front setback = 15 feet
3. Rear setback = 20 feet
4. Height - Same as that allowed for single family houses.
5. Minimum lot size = None
6. Maximum lot coverage = None
7. Vehicular -access and parking must be from the rear of
the property.
