RESOLUTION NO. 216
A RESOLUTION TO RECOMMEND TO THE CITY COUNCIL OF THE CITY
OF EDMONDS THE AMENDMENT OF THE OFFICIAL ZONING MAP OF SAID CITY
BY REZONING FROM SINGLE RESIDENTIAL 12,000 SQ. FEET (RS-12) TO
SINGLE RESIDENTIAL 20,000 SQ. FT. (RS-20) THAT CERTAIN PROPERTY
DESCRIBED IN PLANNING COMMISSION FILE NO. R-24-66.

WHEREAS, on the 21st day of December, 1966 at 8:00 P.M.,
there came on for public hearing the matter of amendment to
the Official Zoning Map by rezoning from single residential
12,000 sq. ft. (RS-12) to Single Residential 20,000 sq. ft.
(RS-20) that certain property legally described as follows:
All of the plat of Talbot Park as recorded in
Vol. 12, page 107, records of Snohomish County,
Washington; and
WHEREAS, at the time and date fixed for said public hearing,
it appeared that proper notice and publication had been effected;
and
WHEREAS, after due consideration of present zoning and
existing use of the area in question, it was determined by the
planning commission that the said property should remain as
presently zoned which would be the most consistent for the ad-
vantageous development and appropriate use of said property,
it having been found that the zoning most consistent with that
which existed in the county prior to the area's annexation was
RS-12; when the area was initially proposed for city zoning at
RS-12 and the public hearings held thereon no one appeared at
the hearings in opposition to the proposed zoning of RS-12;
the deed restrictions of the plat contemplate RS-12 as the
closest applicable zoning; raising the minimum lot standards
at this time would create long range non -conforming uses; the
RS-20 zoning in the city of Edmonds was primarily designed for
slide areas which does: -hot apply in the area under consider-
ation; RS-12 zoning lends itself to development with adequate
open space consistent with the demands for land in the Edmonds
area and increasing population density; the planning commission
has received numerous requests for subdivisions and plats due
to increasing land values, taxes and costs of development;
NOW, THEREFORE, be it resolved by the Planning Commission
of the City of Edmonds that recommendation be made to the City
Council of said city that the hereinabove described request for
amendment of the Official Zoning Map of the City of Edmonds be
denied.
