RESOLUTION NO. 541
A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING
APPROVAL OF AN AMENDMENT TO THE ZONING ORDINANCE SECTION 12.13.110(b)
TO PERMIT SINGLE FAMILY DWELLINGS IN RM ZONES LESS THAN 6,000 SQUARE
FEET, AS SET FORTH IN EXHIBIT "A" ATTACHED. (FILE#ZO-10-76)
WHEREAS, the Planning Commission of the City of Edmonds pursuant
to proper notice and publication, held a public hearing on a proposal to
amend the Zoning Ordinance Section 12.13.110(b) to permit single family
dwellings in RM Zones less than 6,000 square feet; and
WHEREAS, said amendment would offer a choice of type of residence
in the downtown area to suit various lifestyles; and
WHEREAS, various individuals prefer a home without an extensive
,yard without having to go to a condominium arrangement; and
WHEREAS, the Planning Commission has considered the concerns
expressed by the City Council regarding single family dwellings in RM
Zones less than 6,000 square feet; and
WHEREAS, the Planning Commission has incorporated measures to
correct the differences expressed by the City Council; and
WHEREAS, the proposed amendment is necessary to promote the
public health, safety and general welfare of the community; and
WHEREAS, there is a finding of no significant adverse environmental
impact on the proposed amendment; now, therefore
BE IT RESOLVED that the Planning Commission recommends and forwards
to the City Council of the City of Edmonds, that the proposed amendment to
Section 12.13.110(b) of the Official Zoning Ordinance to permit single family
dwellings in RM Zones less than 6,000 square feet as set forth in Exhibit "A"
attached, be adopted.

Amend Section 12.13.110 Primary Uses in RM Districts, by
adding the following:
(m) Townhouses providing the following criteria are met:
(1) A subdivision of not less than three (3) or more than
six (6) Zots shaZZ be approved according to procedures
stipulated in Chapter 12 of this code.
(2) Setbacks on the perimeter of the subdivision shaZZ conform
to the setbacks of the RM zone as foZZows:
(a) Along public streets - 15 foot front yard setback
(b) AZong aZZeys dnd-- ,r tyar'ds -g(.,Ba footurear yard setback
(c) AZong sideyards - 10 foot setbacks
(3) Allowable buiZding height is 30 feet.
(4) Minimum townhouse Zot width excZusive of setbacks is 18 feet.

TOWNHOUSE LOT. A Zot subdivided for a townhouse (See Townhouse,
this section.

(D) Lot Dimension Ratio. The ratio of the lesser
dimension divided by the greater dimension shall not be less than .4,
except townhouse Zots as defined in Section 12.12. 210.
