RESOLUTION NO. 242
A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING THE
AMENDMENT OF THE COMPREHENSIVE LAND USE PLAN MAP OF SAID CITY BY REDESIG-
NATING AS MULTI -FAMILY RESIDENTIAL AND SINGLE-FAMILY RESIDENTIAL THAT
PROPERTY DESCRIBED IN PLANNING COMMISSION FILE NO. CP-7-67.
WHEREAS, the Planning Commission of the City of Edmonds,
pursuant to proper notice and publication, held a public hearing on
a proposed amendment to the Comprehensive Land Use Plan Map of the
said City for redesignating the real property described in Planning
Commission File No. CP-7-67 as follows: (1) Change from Commercial
to Multi -Family use that area along the west side of 76th Ave. W. from
228th S. W. to 232nd S.W. in conformance with the existing Multiple
Residence Low Density zone; (2) Change from Commercial and Multi -Family
use to Single Family Residential use that area along the west side of
76th Ave. W. from 232nd S.W. to 242nd S. W.; (3) Change from Multiple
Residence use to Single Residence use that area along the east side of
76th Ave. W. from 228th S. W. to 244th S. W.; and
WHEREAS, having made the findings set forth in Exhibit "A"
attached hereto, the Planning Commission determined that the real property
described in Exhibit "B" attached hereto should be redesignated according
to those Comprehensive Plan Classifications as set forth above; now,
therefore,
BE IT RESOLVED by the Planning Commission of said City that
recommendation be and the same hereby is made to said City Council that
the proposed amendment be approved.

EXHIBIT "A"
The Comprehensive Plan presently calls for a lineal apartment area along
76th Ave. W. Cluster locations are preferred over this type of lineal
arrangement for the following reasons:
1. Greater traffic control is possible at a concentrated type of generating
area than at a lineal or "strip" type of traffic generator.
2. Business centers are better supported where apartment areas are located
nearby.
3. Greater convenience is provided to apartment residents (frequently elderly
people) where the development adjoins a business area.
4. Stronger urban subcenters are encouraged by the cluster arrangement which
provides a higher degree of orientation for both travelers and residents.
5. Public Transportation is more feasible where it can serve medium and high
density centers.
No apartment development has occurred along 76th Ave. W. and most residents
in the Lake Ballinger area prefer that the single-family characteristics of
the area be preserved.
EXHIBIT "B"
1. Designate as Multi -Family Residential all that portion of the East 1/2
of Lot 1 presently designated Commercial and all of Lot 16, Lake McAleer
Five Acre Tracts.
2. Designate as Single -Family Residential Lot 17, Lake McAleer Five Acre
Tracts and all that area along the west side of 76th Ave. W. from 234th
St. S. W. to 242nd St. S. W. presently designated Multi -Family Residential.
3. Designate as Single -Family Residential all that area along the east side
of 76th Ave. W. from 228th St. S. W. to 244th St. S. W. presently designated
Multi -Family Residential.
