RESOLUTION NO. 243
A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING AN
AMENDMENT TO THE OFFICIAL ZONING MAP OF SAID CITY BY DESIGNATING AS
SINGLE FAMILY RESIDENCE, MEDIUM DENSITY (RS-8) THAT PROPERTY DESCRIBED
IN PLANNING COMMISSION FILE NO. R-7-67.
WHEREAS, the Planning Commission of the City of Edmonds,
pursuant to proper notice and publication, held a public hearing on a
proposed amendment to the Official Zoning Map of said City for redesig-
nating the real property described in Planning Commission File No.
R-7-67 from Multiple Family Residence Low Density (RML) to Single Family
Residence, Medium Density (RS-8); and
WHEREAS, having made the findings set forth in Exhibit "A"
attached hereto, the Planning Commission determined that the real
property described in Exhibit "B" attached hereto should be designated
Single Family Residence, Medium Density (RS-8); now, therefore,
BE IT RESOLVED by the Planning Commission of said City that
recommendation be and the same hereby is made to said City Council that
the property described in Exhibit "B" attached hereto be so designated
on said document.

EXHIBIT "A"
A serious traffic hazard will be compounded if apartments are constructed
on the subject:property. Proximity to the busy intersection of 76th Ave.
W. and- 244th St. S. W. makes it difficult for residents on and near this
tract to gain access to their property. Topographic conditions and high
traffic volumes create difficult driving conditions for residents in this
area.
The potential exists for eight lots on the land just east of the subject
tract and the only reasonable vehicular access for these lots is to 76th
Ave. W. through the RML zoned property. Until better access is established,
the form of development along 76th Ave. W. should be limited to single
family homes, or low -density residential use.
Approval of the rezone will better coordinate the zoning with the Compre-
hensive Plan amendment just acted upon by the Planning Commission (CP-7-67).
Private covenants on this and other property in the Lake Ballinger area
limit the form of development to single family residences.
