Resolution 251PLANNING COMMISSION RESOLUTION N0. 251 A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING AN AMENDMENT TO THE OFFICIAL ZONING MAP OF SAID CITY BY DESIGNATING AS 12,000 SINGLE-FAMILY RESIDENCE, LOW DENSITY WATERFRONT ZONE (RSW-12) THAT PROPERTY DESCRIBED IN PLANNING COMMISSION FILE NO. R-15-67. WHEREAS, the Planning Commission of the City of Edmonds, pursuant to proper notice and publication, held a public hearing on a proposed amendment to the Official Zoning Map of said City for redesignating the real property described in Planning Commission File No. R-15-67 from Single Family Residence, Medium Density (RS-8) to 12,000 Single -Family Residence, Low Density Waterfront (RSW-12); and WHEREAS, having made the findings set forth in Exhibit "A" attached hereto, the Planning Commission determined that the real property described in Exhibit "B" attached hereto should be designated 12,000 Single -Family Residence, Low Density Waterfront (RSW-12); now, therefore, BE IT RESOLVED by the Planning Commission of said City that recommendation be and the same hereby is made to said City Council that the property described in Exhibit "B" attached hereto be so designated on said document. The lot size prescribed by the zoning should generally conform to the size of the platted lots. The number of excessively long driveways to potential new building lots south of 241st St. S.W. will be reduced if RSW-12 zoning is established. A number of lots along the south edge of Lake Ballinger have a poor topographic relation- ship to Route 104, and the proposed zoning would reduce the potential number of residents which would have to experience this hazard while driving onto State Route 104.
