The establishment of RSW-12 zoning would not create any conflicts
with the Thoroughfare, Land Use, or Public Facility portions of
the City's Comprehensive Plan, The average si-ze of the platted
lots in the subject area is about 17,800 sq. ft. The lot size
prescribed by the zoning should generally conform to the size of
the platted lots. The number of excessively long driveways to
potential new building lots south of 241st St. S.W. will be
reduced if RSW-12 zoning is established. A number of lots along
the south edge of Lake Ballinger have a poor topographic relation-
ship to Route 104, and the proposed zoning would reduce the potential
number of residents which would have to experience this hazard while
driving onto State Route 104.
