RESOLUTION NO. 290
A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING
AN AMENDMENT TO THE OFFICIAL ZONING MAP OF SAID CITY TO DESIGNATE AS
SINGLE RESIDENTIAL 12,000 SQUARE FEET (RS-12) THAT PROPERTY PRESENTLY
ZONED SINGLE RESIDENTIAL 82000 SQUARE FEET (RS-8) AND LEGALLY DESCRIBED
IN PLANNING COMMISSION FILE NO. R-14-68.
WHEREAS, the Planning Commission of the City of Edmonds,
pursuant to proper notice and publication, held a public hearing on
a proposed amendment to the Official Zoning Map of said City for
redesignating the real property described in Planning Commission
File No. R-14-68 from Single Residential 8,000 Square Feet (RS-8) to
Single Residential 12,000 Square Feet (RS-12); and
WHEREAS, having made the findings set forth in Exhibit "A"
attached hereto, the Planning Commission determined that the real
property described in Exhibit "B" attached hereto should be designated
Single Residential 12,000 Square Feet (RS-12); now, therefore,
BE IT RESOLVED by the Planning Commission of said City that
recommendation be and the same hereby is made to said City Council
that the property described in Exhibit "B" attached hereto be so desig-
nated on said document.

EXHIBIT "A"
The subject area was zoned Rural Residential-12,500 while
under the jurisdiction of Snohomish County, and when annexed by Edmonds
in 1963 was zoned 5-12. The classification of RS-8 was established
on the property in 1964 as a result of the Comprehensive Plan. The
lots created by the Pine Ridge Plat vary in size from 20,000 square
feet to 37,800 square feet. A small number of these lots have been
subdivided into smaller sized lots; however, the approval of the sub-
ject application would not create a significant number of substandard
sized lots. It is desirable that the minimum lot size established by
the zoning conform as closely as possible to the platted size of the
lots.
EXHIBIT "B"
Lots 1 through 10 and 15 through 42, Plat of Pine Ridge, TOGETHER
WITH the South 1/2 of the South 1/2 of the Southeast 1/4 of the
Northwest 1/4 of Section 19, Township 27 North, Range 4 East, W. M.,
less the East 365 feet, more or less, and less any portion of
Sibon Heights No. 2 lying therein.
