on the location of an existing 22.9-foot wide private access easement

extending westward for a distance of 763.85 feet from the center line

EXHIBIT "A"
The area around the proposed street is partially developed.
Four residents presently use the existing 22.9-foot access ease-
ment, while an adjoining area is available for the construction
of about six new homes. A public street with a pavement construc-
ted to City standards would provide vehicular access of a quality
superior to that of the existing easement with its 10-foot wide
pavement. Without improved vehicular access, it would be poor
practice for the City to allow new home construction and land
subdivisions along this existing easement.
