RESOLUTION NO. 341
A RESOLUTION TO THE CITY COUNCIL OF EDMONDS RECOMMENDING THE
DENIAL OF A PROPOSED AMENDMENT TO THE COMPREHENSIVE LAND USE
PLAN TO REMOVE THE "PARK" DESIGNATION FROM THE VALLEY AREA
BETWEEN YOST AND PINE.RIDGE PARKS SITES, AS SET.FORTH IN PLAN-
NING COMMISSION FILE NO. CP-3-70.
WHEREAS, the.Planning Commission of the.City of Edmonds,
pursuant to proper notice and publication, held a public hearing
to amend the Comprehensive Land Use Plan of said City to remove
the."Park" designation from the valley area between Yost and Pine
Ridge parks, described in Planning Commission File No. CP-3-70;
and,
WHEREAS, having made the findings set forth in Exhibit
"A" attached hereto; the Planning Commission determined that
such amendment should not be made; now, therefore,
BE IT RESOLVED by the.Planning Commission of said City
that recommendation be and the.same hereby is made to said City
Council that the proposed amendment to the Comprehensive Land Use
Plan be denied.

EXHIBIT "A"
This valley area with its steep wooded slopes is an
area of unusual beauty located'in the.heart of Edmonds.
Many residents living in homes along the crest of the
slopes have built their homes to maximize their enjoy-
ment of thevalley scenery. The valley comprises a
visual amenity similar to that of Puget Sound except
on a much smaller scale. The.Park Advisory Board in
the Spring of this year recommended that this valley
area be ihe.next purchase of park land by.the City.
This valley could in the future provide a unique
recreation experience for walkers, bicyclists and
horseback riders. The.value of residential properties
surrounding a developed park are generally higher than
the.value of properties a half block away. In fact,
some studies have shown that the increased tax revenue
from the.properties surrounding a specific park have
over the years exceeded the. cost of the park.
In the light of these facts, -the removal of the."Park"
designation would be unwise.
