Resolution 359PLANNING COMMISSION RESOLUTION NO. 359 A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING APPROVAL OF A PROPOSED AMENDMENT TO THE OFFICIAL STREET MAP OF SAID CITY ESTABLISHING A STREET SYSTEM FOR A PORTION OF THE SHELL VALLEY AREA, AS SET FORTH IN PLANNING COMMISSION FILE NO. ST-3-71 WHEREAS, the Planning Commission of the City of Edmonds, pursuant to proper notice and publication, held a public hearing on'a proposal to amend.the.Official Street Map of said City by establishing a street system between Bowdoin Way and Main Street lying east of 92nd Place W., also known as the Shell Valley area; and WHEREAS, for the reasons stated in Exhibit "A", drawings have been prepared showing the location for the future street system', and the Planning Commission deter- mined that Sheets No. 9, 12 and 13, Sections 19, 25 and 30 of the Official Street Map should be amended as shown on the maps labelled'Exhibit "B" attached to the file; now, therefore, BE IT RESOLVED by the Planning Commission of said City that recommendation be and the.same hereby is made to said City Council that the proposed amendment to the Official Street Plan be approved. C. Resolution No. 359 -PVWT1lTT tiptt The.Shell Valley area east of the.Yost Park site is characterized'by steep slopes, unusual property shapes and lack of vehicular access. Numerous requests have been made by'owners of property along the.valley to sub- divide and develop their properties. Most of these re- quests have been.denied by the City because of the problems stated'above.' In order to avoid shoddy, piecemeal land development, steep streets and inadequate access, the.City believes a well -designed street plan is needed for this valley area. The construction of streets based'on such a plan would increase the value of properties in the.area and improve the.future quality of the residential area.
