RESOLUTION NO. 370
A RESOLUTION TO THE CITY COUNCIL OF THE.CITY OF EDMONDS RECOMMEND-
ING APPROVAL OF AN AMENDMENT TO THE. OFFICIAL ZONING.ORDINANCE RE-
VISING SEC. 12.13.290, C, GENERAL COMMERCIAL DISTRICTS, IN ACCOR-
DANCE WITH PLANNING COMMISSION FILE NO.'ZO-7-71.
WHEREAS, the.Planning Commission of the.City of Edmonds,
pursuant to proper notice and publication, held a public hearing
on a proposed amendment revising Sec. 12.13.290, C, General Commer-
cial Districts, of the Official Zoning Ordinance of said City; and
WHEREAS, having made the.findings set forth in Exhibit
"A" attached hereto, the.Planning Commission determined that the.
above named section should be amended as explained in Exhibit "B"
attached hereto; now therefore,
BE IT RESOLVED by the Planning Commission of said City
that recommendation be and the.same hereby is made to said City
Council that the.proposed amendment be approved.

EXHIBIT "A"
The adoption of this amendment will result in a more orderly develop-
ment of property zoned General Commercial. As a rule properties in
this zone are relatively large and generally developers have built
new structures well back from the street. (For example, the.K-Mart
store, Doce's Furniture Store, The Clinkerdagger.retaurant, Jarvis
Trailer Repair, etc.) Requiring increased.building setbacks will re-
sult in better coordination of setback requirements between Edmonds,
Snohomish County and Lynnwood, all of which have extensive areas
zoned General Commercial in the.area of U. S. 99... The proposal will
encourage a better appearance along the.U. S. 99.corridor through the
provision of setback spaces and landscaping of parking areas which are
required on new buildings.

Section 12.13.290: Bulk and Dimensional Requirements, Paragraph C,
should be amended to read as follows: "Minimum Setback Requirements:
Yard requirement adjoining the right-of-way of U. S. 99 and Lake Ball-
inger Way - 40 feet. (1) Yard requirement adjoining all other streets
except the.two mentioned above:- 25 feet."
Footnote (1). On Lake -Ballinger Way the.building or setback line for
CG Zoned.properties lying east of the.P.U:D. right-of-way shall be an
easterly extension of the.setback line as established by the highway
right-of-way line lying west of the.P.U.D. right-of-way.
