The City of Edmonds does not require setbacks in BC zones. Parcels
of land have been found on Lake Ballinger Way (S.R. 104) and U.S.
99 that are zoned BC and do not require setbacks. That CG zoning
requires 40 foot setbacks from right-of-way on Lake Ballinger Way
and U.S. 99. That the traffic hazards are the same for BC zones
as CG zones, and that setbacks along those two highways should have
uniform 1equirements. That this provision be required for any
BC zoning along U.S. 99 and Lake Ballinger Way that might be estab-
lished in the future.
