Resolution 444PLANNING COMMISSION RESOLUTION NO. 444 A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING AN AMENDMENT TO THE COMPREHENSIVE LAND USE PLAN OF SAID CITY TO CHANGE PRESENT DESIGNATION OF THE UNINCORPORATED AREA SOUTH OF SAID CITY ALONG SR-104 TO URBAN RESIDENTIAL AND MULTIPLE FAMILY RESIDENTIAL, AS SET FORTH IN PLANNING COMMISSION FILE NO. CP-3-74. WHEREAS, the Planning Commission of the City of Edmonds, pursuant to proper notice and publication, held a public hearing on a proposed amend- ment to the Comprehensive Land Use Plan to change present designation of un- incorporated area south of said city along SR-104, and WHEREAS, having made findings set forth in "Exhibit A", attached hereto, the Planning Commission determined that the real property described in "Exhibit B" attached hereto, should be designated as proposed; now, there fore, BE IT RESOLVED that the Planning Commission recommends and forwards to the City Council of the City of Edmonds, that the proposed amendment to the Comprehensive Land Use Plan changing present designation of the unincorporated area south of said City along SR-104 to Urban Residential and Multiple Family Residential, be adopted. Resolution No. 444 IIGYWTRTT ❑ll Based on the following findings, it was determined by the Planning Commission that real property described in "Exhibit B" in the unincorporated area south of said City along SR-104, should be designated as Urban Residential and Multiple Family Residential: 1. The unincorporated area to the south is in the City planning area and it is probable that it will be a part of Edmonds in the future. 2. Single family detached housing is not a compatible land use abutting a major street or highway. 3. Higher densities provides a more feasible way to property linsulate heavily travelled ways from abutting residential use. 4. Traffic dispersion should be in order of higher residential density to lower residential density use from the primary route to the final destination. "EXHIBIT B" Property described as follows: That area within 300 feet of the right-of-way on either side of Edmonds Way between 100th West and 244th Street S.W.
