PLANNING COMMISSION RESOLUTION N0: 448 A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING APPROVAL OF A PROPOSED AMENDMENT TO THE OFFICIAL ZONING MAP OF THE CITY OF EDMONDS TO REZONE FROM SINGLE FAMILY RESIDENTIAL 6,000 SQUARE FEET (RS-6) TO MULTIPLE RESIDENTIAL, HIGH DENSITY (RMH), THAT PROPERTY DESCRIBED IN PLANNING COMMISSION FILE NO. R-5-74. WHEREAS, the Planning Commission of the City of Edmonds, pursuant to proper notice and publication, held a public hearing on a proposed amendment to the Official Zoning Map of said City, to re -designate certain property from Single Family Residential 6,000 square feet (RS-6) to Multiple Residential, High Density (RMH), and WHEREAS, having made the findings set forth in "Exhibit A" attached hereto, the Planning Commission determined that the real property described in "Exhibit B" attached hereto, and designated in maps attached, should be re -designated; now therefore, BE IT RESOLVED, that the Planning Commission recom- mends and forwards to the City Council of the City of Edmonds that the proposed amendment to rezone that certain real property described in "Exhibit B", be approved. REsolution No. 448 "EXHIBIT A" Planning Commission findings indicate the following: 1. The Comprehensive Plan indicates Multi -Family zoning for this area. 2. Zoning patterns in this area do not appear to follow an overall pattern. 3. The total area of the proposed rezone is 34,200 square feet with a net developable area of 28,000 square feet. 4. The present yield of the property in dwelling units would be 5 units. 5. Assuming four projects, the proposed are for rezone would yield 9 dwelling units at RML and 12 dwelling units at RMH. 6. The proposed rezone would increase the ratio very slightly of multiple family to single family, of the remaining undeveloped land. 7. The area proposed for rezone is a logical location for multiple family because: (a) its nearness to downtown (b) the feasibility of buffering from SR104 is better with higher density. "EXHIBIT B" Legal description of proposed rezone property: All that portion of the southwest quarter of the southeast quarter of Section 23, Township 27 north, Range 3 east, W.M., in the County of Snohomish, State of Washington, described as follows: Beginning at the intersection of the south line of said southeast quarter of the southeast quarter and the west line of Third Street; which is the true point of beginning, thence north 00 4' west 363 feet more or less; thence south 890 42' west 380 feet; thence south 00 7' west 363 feet more or less; thence north 890 42' east 380 feet to the true point of beginning. i 1$ 1*' I 0L.a .� ?
