RESOLUTION NO. 465
A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING
DENIAL OF A PROPOSED AMENDMENT TO THE OFFICIAL ZONING MAP OF SAID
CITY TO REZONE FROM SINGLE FAMILY RESIDENTIAL 8,000 SQUARE FEET (RS-8)
TO GENERAL COMMERCIAL (CG) THAT PROPERTY DESCRIBED IN PLANNING COMMISSION
FILE NO. R-9-74.
WHEREAS the planning Commission of the City of Edmonds,
pursuant to proper notice and publication, held a public hearing on a
proposed amendment to the Official Zoning Map of said City to re -designate
the real property described in Planning Commission File No. R-9-74, from
Single Family Residential 8,000 Square Feet (RS-8) to General Commercial
(CG), and
WHERAS, having made the findings set forth in Exhibit A
attached hereto, the Planning Commission determined that the rezoning of
the real property described in Exhibit B, attached hereto, should be denied;
now, therefore,
BE IT RESOLVED, that the Planning Commission recommends
and forwards to the City Council of the City of Edmonds, that the proposed
amendment to the Official Zoning Map of the City of Edmonds to rezone from
Single Family Residential, 8,000 Square Feet (RS-8) to General Commercial
(CG), be denied.

The Planning Commission, in a public hearing on December 13, 1974, established
the following findings:
1. Neighbors expressed desire in 1967 to establish and retain
Single Family Residential zoning (R-7-67).
2. Several residents in the area appeared at the hearing and
re -affirmed their desire to maintain single family residential
zoning.
3. 76th Ave. W. is a barrier to commercial spread along Lake Ballinger
Way.
4. It was considered to be in the best interest of the public health,
safety and welfare to maintain the present zoning.

Description of the area as described in File No: R-9-74.
The West 230 feet of Lots 16 and 17, Block 6, Lake Ballinger Land Co's
Plat Subdivision No. 1, according to plat thereof recorded in Volume
9 of Plats, pages 57 and 58, records of said county, EXCEPT the north
110 feet of said portion of Lot 16; AND EXCEPT portion of said Lot 17
conveyed to Snohomish County for county road, by deed recorded August
26, 1936, in Volume 274 of Deeds, page 547, under Auditor's File'No:
505290, records of Snohomish County. Situate in the County of Snohomish
State of Washington and except the following:
All that part of Tract "X" lying Southerly and Westerly of a line
described as follows:
Begin at a point 60 feet distant Northerly when measured at right angles
from the centerline survey of SR-104 MP 28.54 to MP 29.42 SR 99 to SR 5
at Hi gh;,tay Engineer's Station 127±50; thence Westerly 250 feet, more
or less, to a point 65 feet distant northerly when measured at right
angles from said centerline at Highway Engineer's Station 130±00; thence
Westerly 51 feet, more or less, to a point 75 feet distant `Jortherly
when measured at right angles from said centerline at Highway Engineers
Station 130±50; thence Northwesterly 30 feet, more or less, to a point
55 feet distant Easterly when measured at right angles from the Meridian
Ave. N. Line Survey of said SR 104 at Hi gh,,iay Engineer's Station 51 _00;
thence Northerly 200 feet, more or less, to a point 50 feet distant
Easterly when measured at right angles from said Meridian Ave. N. Line
