Resolution 466PLANNING COMMISSION RESOLUTION NO. 466 A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING APPROVAL OF A PROPOSED AMENDMENT TO THE OFFICIAL ZONING ORDINANCE OF SAID CITY, SECTION 12.10.050 (2)(d)6 DESIGN AND GENERAL CRITERIA, AS SET FORTH IN PLANNING COMMISSION FILE NO. Z0-20-74. WHEREAS, the Planning Commission of the City of Edmonds, pursuant to proper notice and publication, held a public hearing on a proposed amendment to the Official Zoning Ordinance, Section 12.10.050 (2)(d)6, Design and General Criteria, to amend sideyard regulations, and WHEREAS, it was determined by the Planning Commission in findings set forth in "Exhibit A" attached hereto, that the proposed amendment set forth in "Exhibit B" attached hereto, be adopted; now, therefore, BE IT RESOLVED, that the Planning Commission recommends and forwards to the City Council of said City, that the proposed amend- ment to Section 12.10.050 (2)(d)6, Design and General Criteria, relating to sideyard regulations, as set forth in "Exhibit B" attached hereto, be adopted. Resolution No. 466 "FXHTRTT All The Planning Commission, in public hearings on January 15, 1975 and February 19, 1975, established the following findings and recommend amendment to Section 12.10.050(2)(d)6 as set forth in "Exhibit B". 1. Existing wooded areas can be more nearly preserved if there is some flexibility in establishing allowable building area. 2. Preserves the desirable characteristics of the City of Edmonds. 3. A variety in yard setbacks allowed provides greater interest in subdivision development. 4. Flexibility in the location of allowable building areas provides a better means for adapting subdivision development to natural conditions such as topography, soil types and existing -tees. "EXHIBIT B" Amend as follows: 12.10.050 Design and General Criteria (2) Design Criteria (d) Subdivision Design 6. Where existing trees could be preserved by adjusting the allowable building area, the applicant may request a modification in sideyard regulations as follows: SUM OF MINIMUM ZONE SIDEYARDS SIDEYARDS* RS-20 35 10 RS-12 & RSWR 20 8 RS-8 15 5 RS-6 10 5 Sideyard requirements as approved shall appear on the face of the plat. *However, no two structures on separate lots may be closer together than the sUM--of the`sideyards listed an the -paragraph above, which is equal to two times the zoned sideyard setback.
