Resolution 470PLANNING COMMISSION RESOLUTION NO. 470 A RESOLUTION TO THE CITY COUNCIL OF THE CITY OF EDM0NDS RECOMMENDING APPROVAL OF A PROPOSED AMENDMENT TO THE OFFICIAL ZONING, MAP OF THE CITY OF EDMONDS TO REZONE FROM RS-20 (SINGLE FAMILY RESIDENTIAL 20,000 SQUARE FEET) TO RS-8 (SINGLE FAMILY RESIDENTIAL 8,000 SQUARE FEET) THAT CERTAIN PROPERTY DESCRIBED IN PLANNING COMMISSION RILE NO. R-3-75. WHEREAS, the Planning Commission of the City of Edmonds, pursuant to proper notice and publication, held a public hearing on a proposed amendment to the Official Zoning Map of said City to re- designate certain real property from RS-20 to RS-8, and WHEREAS, having made the findings set forth in "Exhibit A" attached hereto, the Planning Commission determined that the real property described in "EXhibit B" attached hereto, and shown on map as "Exhibit C" attached hereto, should be redesignated; now,therefore, BE IT RESOLVED that the Planning Commission recommends and forwards to the City Council of said City that the proposed amendment to rezone that certain real property described in "Exhibit B" to Single Family Residential 8,000 square feet (RS-8), be approved. The proposed zoning is consistent with the general land use of the area.' 2. The added number of dwelling units will not adversly affect the utility or public service systems. 3. The present vacant site is a problem for policing. 4. That the designation of Neighborhood Park clouds the property if acquisition is indefinite. 5. The proposed rezone would not be detrimental to the public health, safety or general welfare. "EXHIBIT B" Legal Property Description of proposed rezone area: That portion of the Plat of the Annex to the I.O.O.F. Cemetery of Edmonds, as recorded in Volume 5 of Plats, page 34, records of Snohomish County, Washington described as follows: Beginning at the southwest corner of said plat, said corner also being the northwest corner of the Plat of I.O.O.F. Cemetery; thence East 290 feet; thence North, parallel with the west line of said Annex plat, 295.0 feet to the north line thereof; thence West 290.0 feet; thence South along the west line 295.0 feet to the Point of Beginning.
