RESOLUTION NO. 475
A RESOLUTION TO,THE CITY COUNCIL OF THE CITY OF EDMONDS RECOMMENDING
APPROVAL OF AN AMENDMENT TO THE COMPREHENSIVE LAND USE PLAN OF SAID
CITY TO REMOVE THE "PARK" DESIGNATION FROM ALL NON-CITY OWNED PROPERTY
IN THE SHELL VALLEY AREA BETWEEN MAIN AND BOWDOIN AND THAT SAID NON -
CITY OWNED PROPERTY BE DESIGNATED SINGLE FAMILY RESIDENTIAL, AS
SET FORTH IN PLANNING COMMISSION FILE NO. CP-2-75.
WHEREAS, the Planning Commission of the City of Edmonds, pursuant
to proper notice and publication, held a public hearing on a proposed amend-
ment to the Comprehensive Land Use Plan to remove "Park" designation from
all non -City owned property in the Shell Valley area betlaeen 'fain Street
and Bowdoin Way, and that said non -City owned property be designated "Single
Family Residential", and
WHEREAS, having made findings that the City of Edmonds has not
acquired nor made plans to acquire the properties designated Shell Creek
Valley Park, and
WHEREAS the proposed use of the property recognizes natural
characteristics of the site and has attempted 'to preserve those characteris-
tics, and the developer has attempted to provide access between Pine Ridge
and Yost Park in a manner consistent with the Official Bicycle Paths and
Recreational Walks, and
WHEREAS, the overall density of the proposed development is less
than that permitted under the Zoning Ordinance, it was determined by the
Planning Commission that proposed amendment to the Comprehensive Land Use
Plan should be adopted, as set forth in "EXHIBIT A" attached; now, therefore,
BE IT RESOLVED that the Planning Commission recommends and for-
wards to the City Council of the City of Edmonds, that the proposed amendment
to the Comprehensive Land Use Plan as set forth in "Exhibit A" attached, be
adopted.
