You also provided a' copy of the field job card which indicates that setbacks, footings and foundation wall approval has been granted . (note, partial work cannot be grandfathered thus future adopted editions of the building code may require changes to the foundation footing or wall to current code compliance). This would also apply to any Edmonds Community Development Code (ECDC) provision. Since the subject permit application has expired and cannot be renewed (pursuant to ECDC 19.00.005A#6e) the purpose of this letter is to instruct you on how to proceed in order to complete the work at some time in the future. As you are aware last July the State adopted the new International Residential Building Code so in the future when you submit a new permit .application (with full fees) please be sure your plans are compliant to the current adopted edition of the International Codes. In the meantime you are required to protect exposed reinforcing steel, holddowns, anchor bolts and/or stub steel, etc. in the foundation from exposure to weather. Be advised the City shall reserve the right to reject the foundation if over time the foundation significantly deteriorates. If you have any questions please feel free to contact me at 425-77170220 extension 1226. Sincerely, Jeannine L.
