Cottingham Residence Edmonds, Washington A&MASSOCIATED EARTH SCIENCES, INC i SUBSURFACE EXPLORATION AND GEOTECHNICAL ENGINEERING REPORT COTTINGHAM RESIDENCE EDMONDS, WASHINGTON July 3, 1989 Project No. 8906-20G I. PROJECT AND SITE CONDITIONS 1.0 INTRODUCTION FThis report presents the results of our subsurface exploration, geologic, and geotechnical engineering study for the proposed 01 single family residence in Edmonds, Washington. The proposed residence location and approximate locations of the explorations accomplished for this study are presented on the Site and Exploration Plan, Figure 1. In the event that any changes in the nature, design or location of the residence are plannedhe conclusions and recommendations contained in this report sh u�ldtbe reviewed and modified or verified as necessary. 1.1 Purpose and Scope The purpose of this study was to provide subsurface data to be utilized in the design and development of the above mentioned project. Our field study included excavation of exploration pits and performing geologic studies to assess the type, thickness, distribution and physical properties of the subsurface soils. Engineering studies were also conducted to determine the type of suitable foundation, allowable bearing pressures, anticipated settlements, floor support recommendations and drainage considerations. This report summarizes our current field work and offers development recommendations based on our present understanding of the project. 1.2 Authorization Written authorization to proceed with this study was granted by Mr. Rodney Cottingham. Our study was accomplished in general accordance with our proposal dated June 8, 1989. This report has been prepared for the exclusive use of Rodney Cottingham and his agents, for specific application to this project, in accordance with generally accepted geotechnical engineering and engineering No other warrant geology practices. findings, and conclusions expressed e or means toidentify andrreducevrisks. 2.0 PROJECT AND SITE DESCRIPTION This report was completed with an understanding of the project based on design concepts developed by Charles C. Lee, dated May 8, 1989. Present plans call for a two-story, wood -frame residence with 2 masonry fireplaces. The living areas may utilize either crawl space or slab -on -grade floors. The garage will utilize a slab -on -grade floor. The finish floor elevation for the lower level is understood to be planned near the existing site elevation. The site was situated immediately west of 1028 Cascade Lane, in Edmonds, Washington. The lot is roughly rectangular, measuring approximately 165 feet north -south by 80 feet east -west. There is a gentle westward slope on the parcel with an approximate 2-3 foot elevation change across the proposed house footprint. Most of the site is covered with lawn grass with several alder trees located at the south end of the lot. No standing or flowing water was observed on the ground surface at the time of our exploration. A corrugated metal drainage culvert runs diagonally beneath the lot, flowing from near the southeast corner and daylighting near the northwest lot corner, where it flows into a small stream that roughly parallels the west property boundary. At the time of our exploration, approximately 3 inches of water was flowing in this culvert. 3.0 SUBSURFACE EXPLORATION Our field study included excavating a series of 4 exploration pits to gain information about the site. The various types of soils as well as the depths where the soils or characteristics of the soils changed are indicated on the exploration logs presented in the Appendix. The depths indicated on the logs where soil conditions changed may represent gradational variations between soil types in the field. Our exploration pits were approximately located in the field by measuring from house corner stakes placed by the contractor. The conclusions and recommendations presented in this report are based on the 4 exploration pits completed for this study. The number, location, and depth of the explorations were completed within proposal constraints. Because of the nature of elploratory work below ground, extrapolation of subsurface conditions between field explorations is necessary. It. should be noted that differing subsurface conditions may sometimes be present due to the random nature of deposition and the alteration of topography by past grading and/or filling. The nature and extent of any variations between the field explorations may not become fully evident until construction. If variations are observed at that time, it may be necessary to re-evaluate specific recommendations in this report and make appropriate changes. 2 Each of the pits penetrated between 5 and 8-1/2 feet below present ground surface and permitted direct, visual observation of subsurface conditions. The materials encountered in the exploration pits were studied and classified in the field by a geotechnical engineer. All exploration pits were backfilled immediately after examination and logging. Selected samples were then transported to our laboratory for testing as necessary. 4.0 SUBSURFACE CONDITIONS Subsurface conditions on the lot were inferred from field explorations accomplished for this study, visual reconnaissance of the site and review of applicable literature. As shown on the field logs, the exploration pits generally encountered fill materials overlying natural deposits of sand and gravel. Minor amounts of peat were also encountered in some locations. 4.1 Stratigraphy Fill soils (those not naturally placed) were encountered in all of the exploration pits. The fill ranged in thickness from 2 to 5-1/2 feet in EP-4 and EP-2, respectively. As noted on the exploration logs, the fill consisted of loose, dry to damp, grey to brown, fine sand with organics, trace to some silt, and minor amounts debris. It is understood from the adjacent homeowner that the fill material was imported years ago from a nearby residential development. It appears that no documentation is available to define the previously existing ground surface topography. The specific nature, extent, and uniformity of such materials are uncertain and unpredictable. Natural soils beneath the fill materials consisted for the most part of medium dense to dense, moist to wet, grey sand and gravel, with trace to some silt. With depth, these materials typically become denser. In EP-1, an approximate 6 inch thick peat layer was found beneath the fill soils, overlying the natural sand and gravel deposits. 4.2 Hvdrology Ground water seepage was encountered in all of our exploration pits at the time of our field study. The depth of seepage ranged from 3- 1/2 feet to 5-1/2 feet and probably indicated a perched condition. The ground water probably originates from surface water infiltrating uphill (east) of the site. Seepage may also occur at random depths and locations in unsupervised or non -uniform fills. It should be noted that fluctuations in the level of the ground water may occur due to variations in rainfall or time of the year. 3 0 July 3, 1989 Project No. 8906-20G II. DESIGN RECOMMENDATIONS 5.0 INTRODUCTION Our exploration indicates that, from a geotechnical standpoint, the parcel is suitable for the proposed single family residence development. Since the bearing stratum lies at depth in most areas, a deepened foundation will be necessary. It is understood that plans for this re-routing are being prepared by a civil engineer. Since the site is currently clear of trees and brush, site preparation should be minimal, involving removal of the upper sod layer and.leveling, as necessary. If possible, site preparation and foundation construction should be timed to take advantage of seasonally dry weather. This will reduce the potential for saturation and disturbance of the site soils and simplify construction procedures. 7.0 FOUNDATIONS Except for the southwest portion of the house, the depth of unsuitable fill soils encountered in our exploration pits is up to 5-1/2 feet. In most areas a deepened foundation will be necessary to provide suitable building support on the lower, medium dense, natural sand and gravel sediments. Generallv, this may be accomplished by either extending the footings to bear directly on the natural sediments or by utilizing rock trenches. Due to the potential for seepage and caving to occur over the time period that a deep footing excavation must stand open, and the sensitivity of the natural sediments to disturbance by construction activity, d;e;e:pe_n_ed_ f_ooa _n_gs=-are _n:o_t- rvecom_me_nd_e_d _Th_e__alt_e_rn_a_t=ive_;__r�ck •t_re:n_ch-es�have been utilized with favorable success in many soil types around the Puget Sound area. Geiser-ally=,-=the_-.tree-ches_-s_h_ould ha_ve-a=m:i.riimum w_idt-h=of=9- fee -tom (or as designated by the Field Engineer/Engineering Geologist) and be excavated down to the medium I dense natural soils. Because of the potential for caving, the actual trench width may be greater than specified. It would be appropriate to backfill the trenches as the excavation proceeds to minimize caving. The use of a larger, track -mounted backhoe with a flat cutting edge on the bucket will greatly speed trench excavation over the use of a conventional, rubber -tired backhoe. To determine when suitable bearing has been achieved and to verify proper rock placement, t=he=Geotech=n=ical--= Eh:g:in,e-er=/:Engiriee:rn"g Geol-og-is-t-_must--be—pre-sent--on--a—full time basis--during--footing--trenc-h. exc-avafti=on-and7-backf ll� A pump may be required to control seepage so that the bearing level can be visually determined. After the bearing stratum has been reached, the trench should immediately be backfilled. We recommend the use of 2 inch or larger size crushed rock for backfill. If desired, smaller sized crushed rock may be utilized for backfill of the upper 1 foot of the trenches to make final grading and form -work installation easier. The crushed rock must be tamped into place to achieve a tightly -packed mass; this may be done with either a "Hoepac" type compactor mounted on the backhoe or with the bucket of the backhoe itself. Staging areas should be maintained so that the rock is not contaminated by mud prior to placement in the trench. Equipment access to trench locations should also be maintained. Spread footings may be used for building support when founded on the near -surface medium dense natural soils (in the southwest area of the house) or rock trenches properly constructed and bearing on the lower sand and gravel. The deck footings and supports for the cantilevered eating area should also be supported by the lower sand and gravel either by extending the footings to the natural sediments or excavating pits at the footing locations and filling them with rock. Interior footings need only extend 12 inches below adjacent grade. However, all footings or rock trenches must penetrate to the prescribed bearing stratum and no footing should be founded in or above loose, organic, or existing fill soils. In- addition,1=1� f.00t-ings—should—have-a-m:inimum_,width= es. Anticipated settlement of footings founded on medium dense natural sediments or approved rock trenches should be on the order of 1 inch. However, disturbed material not removed from footing trenches prior to footing placement could result in increased settlements. All areas where footings will bear on native soils should be inspected by Associated Earth Sciences, Inc. prior ,to placing concrete, to verify that the bearing soils are undisturbed and consistent with the recommendations contained in this report. Such 5 51 1­ 1* 0 0 inspection may be required by the governing municipality. Perimeter footing drains should be provided as discussed under Section 9.0, Drainage Considerations. 11 8.0 FLOOR SUPPORT The loose fill soils encountered in the building area can 14 potentially undergo long term consolidation if a slab -on -grade floor or significant quantities of fill are placed over them. This consolidation could result in cracking and subsidence of the floor. For this reason, we recommend that the living areas of the house utilize crawl space construction. In the garage area, where crawl space construction is not possible, and some slab cracking may be tolerated, a slab -on -grade floor may be utilized. To reduce the amount of floor settlements and cracking, the slab should be supported on a minimum 1 foot thick layer of pit run gravel compacted with a vibratory roller. After the gravel layer is placed and compacted, a moisture barrier and 4 inch capillary break layer consisting of washed granulithic material or pea gravel should be placed. The floor slab can then be cast on top of the capillary break layer. The floor slab should not be connected to the foundation but should be free to settle independent of footings. 9.0 DRAINAGE CONSIDERATIONS All footing walls should be provided with a drain at the footing elevation. Drains should consist of rigid, perforated, PVC pipe enclosed in a pea gravel, sand -free trench. They should be constructed with sufficient gradient to allow gravity discharge away from the building. Roof and surface runoff should not discharge into the footing drain system but should be handled by a separate tightline drain. Rock trenches may be used in lieu of perforated pipe drains provided the rock is not contaminated with mud and the trenches can drain by gravity from the building area. In planning, exterior grades adjacent to .walls should be sloped downward away from the structure to achieve surface drainage. Although not present at the time of our exploration, shallow ground water and runoff may enter the site from the east during the wet seasons. If site development and foundation construction are to proceed during the wetter seasons, it may be prudent to install an interceptor drain along the upper, east perimeter of the building area. The interceptor drain should consist of a 1 foot wide trench with a 4 inch diameter, rigid, perforated, PVC pipe at the bottom. The pipe should be bedded in pea gravel and filled full height with free -draining gravel or washed rock. The trench should be as deep as possible and still allow gravity discharge to the lower, west side of the lot. 0 Thank you for this opportunity to be of service.
