Edmonds, WA 98026 Subject: •Geotechnical Assessment - Building Lot Adjacent (South) of 1034 8th Avenue S. This engineering report presents the results of a geotechnical assessment of the proposed single family residence building lot south of 1034 8th Avenue S., Edmonds, Washington. The on -site portion of this assessment was performed by this engineer on July 21, 1993 using hand dug soil test holes, visual and photographic techniques, and experience with similar sites. Tile assessment was necessitated by purchaser concerns regarding building viability and to expedite City of Edmonds permit process. Assessment: Photographs available to assist understanding of lot configuration. The lot is understood to measure 60 feet along the front (east side along 801 Avenue 5.) and also 60 feet along the rear (west side along existing gravel alley). The lot runs 125 feet along north and south property lines. Immediately to the north is an existing wood frame single-family residence (1034 8th Avenue S.'). Immediately south of this lot is a never developed lot with dense brush and vine vegetation. This lot has never had a residence constructed on it, but has had some landscaping, small (less than 3 ft.) rockeries, and a storage shed placed on it. Tile lot slopes moderately (less than 15%) from 8th Avenue S. (high end) to the west (low end alley). Analysis of the existing residence at 1034 revealed no evidence of any geotechnical distress. No settlements, no foundation failures, no soil creep, nor any erosional degradation. SOILS - FOUNDATIONS - SITE DEVELOPMENT - INSPECTION - DRAINAGE - DESIGN & PERMIT - LEGAL 17814 8th Ave. N.W. - Seattle, Washington 98177 - (206) 546-9217 Ms. Dawn Runyan Page Two Soil test holes within the proposed building footprint of this lot revealed consistent dense sandy loam to silty subgrade. No groundwater was encountered in any soil test holes (dug to 36-inch depths). The rear alley right-of-way contains an east edge drainage channel draining to the south and releasing into the existing storm drain system. This alleyway drainage channel is contained in a buried concrete culvert along this lot's property. The concrete culvert was assessed to be intact, unclogged, and functioning correctly. Conclusions/Recommendations: The site is geotechnically approved for the proposed single family construction subject to the following constraints: • Standard reinforced concrete footings designed for subgrade bearing resistance of 2,000 p.s.f. are approved. 16 inch minimum width for continuous footings, 24-inch square (min.) for isolated footings. • Standard City of Edmonds stormwater detention with orifice release be installed with catch basin at southwest property corner releasing into existing alleyway drainage channel. • Standard footing drains be installed at or below bottom of footing elevation. Drains should tightline into detention system. • The existing alleyway concrete culvert is approved. Additional surfacing on top of the existing gravel access drive is anticipated and approved, subject to City of Edmonds building.code compliance. • A small (less than 4 ft.). rockery or retaining wall is anticipated along a portion of the north property line. Standard- City of Edmonds rockery and/or retaining wall designs are acceptable for this segment of the property. • Excavation may occur during wet weather if extra precautions 'of siltation control, and probability of overexcavation and structural backfill of footings are anticipated., • Inspection - prior to foundation concrete placement, geotechnical inspection by this engineer is recommended. Conclusion• This lot is geotechnically approved subject to the recommendations herein. No other warranty, either express or implied, is made. The conclusions are. based on the results of the field exploration and interpolation of subsurface conditions between explored locations. , If conditions are encountered during construction that appear -to be different than those described in this report, this engineer should be notified to observe the situation and review and verify or modify the recommendations.
