THIS GIVES US AN AVERAGE GRADE OF THE BUILDING PAD AT 181.18'. BY ADDING THE 25' HEIGHT RESTRICTION TO THIS YOU GET 206.181. NEXT, WE USED AN EXISTING CATCH BASIN LOCATED 40' EAST OF THE NORTHWEST PROPERTY CORNER FOR OUR T.B.M. BY CALCULATING THIS CATCH BASIN POSITION ONTO THE SHORT PLAT MAP, WE ASSUMED A RIM ELEVATION OF 1731. WE THEN TRANSFERRED AN ELEVATION ONTO THE EXISTING FLOOR OF THE BUILDING, WHICH IS 182.72 FEET. BY ADDING 23.25 FEET, WHICH IS THE PROPOSED HEIGHT OF THE BUILDING FROM FLOOR TO ROOF RIDGE, WE CALCULATE AN ELEVATION OF 205.971, WHICH IS 0.21' LOWER THAN THE MAXIMUM RIDGE HEIGHT ALLOWED. City Engineer Noel Miller, P Public Works Director Defective Sanitary Side Sewers 17121, 17117, 17111 — 76' Avenue West Earlier this year, the Sewer Division crews noticed debris entering the City's sewer system on 76'h Avenue West. Since this side sewer discharges into a City manhole, the sewer crews were able to TV inspect this pipeline. There are three locations where the pipe joints are separated which have allowed debris and ground water to enter the 6" side sewer. Our recommendation is not to issue a side sewer permit unless the developer will also repair the portion of the side sewer which fronts the particular property to be developed. The attached drawing shows the location of repairs to be made. A thorough inspection should also be made of the 6" side sewer which is stubbed to each lot. Public Works should be contacted when the stub is exposed and we can inspect the stub with our TV camera. Two damaged joints have been identified with a City T.V. camera. The damaged joints are 121/2 feet and 135 feet east of the manhole. Prior to side sewers being connected from your properties, the damaged joint at 135 feet past the manhole will need to be repaired. The property owner at 17121- 76th Ave W is repairing the pipe joint, which is 121/2 feet past the manhole. The existing sewer laterals which serve your properties will also need to be inspected with a camera before connecting. City Engineer Noel Miller, Pp—&.—.\ Public Works irector Defective Sanitary Side Sewers 17121, 17117, 17111 — 76th Avenue West Earlier this year, the Sewer Division crews noticed debris entering the City's sewer system on 76th Avenue West. Since this side sewer discharges into a City manhole, the sewer crews were able to TV inspect this pipeline. There are three locations where the pipe joints are separated which have allowed debris and ground water to enter the 6" side sewer. Our recommendation is not to issue a side sewer permit unless the developer will also repair the portion of the side sewer which fronts the particular property to be developed. The attached drawing shows the location of repairs to be made. A thorough inspection should also be made of the 6" side sewer which is stubbed to each lot.
