Chairman McGibbon noted that there was a modification request on the. application that the subdivision be approved using a half -standard street -section for access to Lots 3 - 6 in lieu of using a private road ti,> ,. as access to same. Ms. Charleson said this is located at the corner where {..: Caspers St'. turns into 9th, and most of the access will be from loth. ► a�: There is a general slope going dorm to 9th`Ave. but it isnot significant. The property is relatively level on the site. On Lots 2 and 3 the set- backs will have to be rearranged and Jerry Lovell, the engineer, had been4:' so notified. The lot areas were adequate. There is a garage straddling Lots .Land 2 which will be removed. Mr. and Mrs. John Osterhaug, owners 1 �' of the adjacent property to *the north, had met with.City representatives+ and the developer and yere in agreement with the proposal. They could- have essentially the same development on their side of the street. There` Zb. are no large stands of trees on the property. f1s. Charleson did not believe there would be any significant adverse environmental impacts from ` the proposal. She said the subdivision met all Code requirements except. r. for the fiodification indicated for Lots 2 and 3 and it provides orderly, development.of the site. 'Assistant City Engineer Dick Allen said the applicant is requesting modification..to.de.velop a street in conjunction with abutting property and will` be developing a little more than half of the street and will be putting in°some of the facilities. John Osterhaug said he was totally in agree=' ment with what had been presented by Ms. Charleson and Mr. Lovell. He said he.would like to commend fir. Keneth R. Prias of 16415 68th Ave. W., Lynnwood, asking that consideration he given to. installing a traffic control at 164th St. S.W. and Guth Ave., should this proposal be approved. Ms. Charleson showed the location of the site on the Zoning Map and noted that across 68th Ave. to the east is the City of Lynnwood. The property is heavily wooded. The Engineering Department is requiring a gravel walkway on the westside of 68th Ave. The trees mostly will be preserved. H. Ms. Charleson explained the PRD concept for the audience.
