She noted that this proposal is to include a Phase II, and she showed .the location on • the Zoning Map. The proposal is to cluster all the units off 68th,Ave. W. and access from 68th Ave. W. There are three knolls on the site and the development will be located on those knolls. The property slopes t dramatically to the west to Puget Sound. Ms. Charleson indicated that 68th Ave. W. is very narrow and there is no room for on -street parking on 68th. A pedestrian walkway will be required on 68th.. Half of the I site is proposed to be maintained in open space. Ms. Charleson displayed r: the site plan. The first phase includes 10 units on the south knoll and, 6 units on the middle knoll. Phase II will have 13 units on the third ; knoll. The units will be townhouses and will have covered parking and driveways, so each unit can accommodate four cars. Where a unit is on a slope that exceeds 12' the Planning Department recommended a stud wall be used rather than filling and changing the topography. A 25' perimeter , setback is required. The total area of the project is 16.7 acres, with 11.7 acres in Phase I and 5 acres in,Phase II. They have a total allowed density of 36 units, and they are proposing 29 units. Utilities will be underground and all units will be required.to attach to the sewer system. Some of the slopes are very steep but the units will be predominantly on f ': the flat portions. [)nits will be split level, so the lower levels will conform to the topography. The majority of the slopes will be preserved and streams will not be affected. tiost of the trees and ground vegetation will be preserved except where the development: takes place- Soil tests were made and the soils ar•e satisfactory for development. The 29 units ! will genr_rate 116-203 auto trips per day and although that will be an impact: for those people directly across the street, all traffic will ?. not occur at the same time so the impact should not be severe. The Fire Department required a hydrant at the entrance it .
