I F,dmonde, Washington Gentlemen: The proposed plat of ohlson Addition has been reviewed by the undersigned as City Engineer, and report, thereon -is is made as follows. The unfavorable shape of the subject tract renders it difficult for subdivision and development in compliance with standard requirements. HoweverD it not subdivided# this property will certainly deteriorate, with resultant Jt depreciation of values of adjacent properties. Some concessions by the City of Edmonds to the developer therefore appear warranted. Approval of the proposed subdivision as shown on the drawing submitted itsrecommended subject to the following conditions to be satisfied prior to acceptance of the final plat: a, Cne concrete curb and 18-foot width of asphaltic concrete pavement to be constructed on the 25=►foot right -of -wary dedicated by the developer. �N b. Dedication of an additional. 25-foot of right-of-way, and necessary � additional turn -around width, to be secured by the developer from Mr. Iieillff �. and/or other property Inners on the east. c. 'turnaround to be paved to standard full width, and concrete curb constructed on the south and west sides thereof. i d. Approved sanitary sewer facilities to be constructed for service to all lots within the proposed subdivision. e. A 4-inch cast iron water main and one fi+drant to be installed in. the .. now street right-of-way. 1 f. Satisfactory street drainage to be provided, subject to approval by the City Engineer. It is hoped that property owners on the east of the proposed new street may be induced subsequently to provide the additional concrete curb and pave- ment width needed for a full street improvement. However, it appears an injustice to withold approval of the Chlson subdivision by reason of present unwillingness of adjacent property owners to participate in such Lnprovenents.
