SOILS/TOPOGRAPHY - Site slopes from north to south 65' in 350', or an average of
18.5%. Soil type is EVB(Everett Gravelly Sandy Loam, Hilly Phase 13-25%). Soil
limitations for buildings due to slope restrictions. Applicants proposal calls for
a units to be clustered on fla.tter portions of site & the steeper portions are to'.be left ins
j natural state., WATER/DRAINAGE -Undeveloped site has no apparent drainage.problem. A small drain- r
i age ditch runs along north side of Shell Valley Rd and this development will eventually k
drain into it. Engineering approved drainage system to be required per Ordinance 1924 r
Drainage holding ponds planned for development in near future by City within bounds of
Yost Park. AIR QUALITY - This development will generate air pollutants from construction
machinery, fireplaces, and approximately 50 to.70 auto trips per day. No significant
impact.

CIRCULATION Access from this development to Shell Valley Rd. 50 to 70 auto
trips per day to be expected. Adequate site distance for safety. Steepnestof Pioneer Way,.
into which Shell Valley eeds, presents occasional winter problem. This additional
traffic can adequately be handled by existing roads.
VEGETATION - All of the native vegetation on the steepest portions of -the site
shall be preserved. 71.7% of the site shall be passive wooded and greenbelt areas. A 11

minimum amount of vegetation shall be displaced in areas other than roads and building f.
pads.
ECONOMIC
The economic impact of nine families to be expected from this
