(DEI) conducted a site visit on January 9, 2019. The Ebb Tide Condominiums is located at 200 Beach Place, Unit #502, in Edmonds, WA. The targeted unit is located on the fifth floor of a multi -family wood -framed building. The visit took place in the presence of the owner, and the -as -built -drawings were available on -site to assist in our evaluation. The proposed wall to be removed is located between the kitchen and living room area as shown in red in the photo below. PHOTO 1: PARTIAL PLAN Based on our evaluation, the walls indicated above are non -bearing and acceptable to be removed. Dibble Engineers' review is limited to the areas accessible and readily visible. Dibble Engineers did not conduct a comprehensive building analysis for either vertical or lateral loads. Unless specifically discussed in our review, no other DEI DIBBLE ENGINEERS INC conditions were evaluated or considered.
