The above captioned plat is only a portion of the property owned by 4
George Luschen. The property included in this plat consists of ten lots or 2.305
acres and the total acreage owned by the subdivider is 6.303 acres.

Mr. Luschen has been advised that the procedure followed by the Planning
Commission in the past has been to require all land owned by the subdivider to be
included in a preliminary plat for presentation to the Planning Commission, whether
the subdivider desired to plat all of the land owned by him or a portion therof.'
Mr. Luschen was further advised that it would be acceptable to divide the -prelimi-
nary plat into divisions such.as Gordon Hendrickson, Lloyd Black, and Harry Pride
have done.
Mr. Luschen stated that the remaining land was impossible to build on,
and if this is true, it might be well to appoint a committee to investigate this
matter in your usual procedure.
You will please note page 141 of the "Comprehensive Plan" on "Design
Alternatives" for interior streets in plats, as it might be possible to utilize
one of the patterns for this particular area.
