Edmonds, Washington RE: File No. P-6-63 I` _Dear Mr. Luschen: The Edmonds Planning Commission,'at their regular meeting of August 19, 1963, approved the preliminary plat of Luschen's Edmonds Addition subject to conformance with the requirements of the City Engineer, as follows:. 1. A four -inch water line with appurtenances be installed on ` Seventh Avenue south of Elm. 2. Install all necessary storm sewers and drainage facilities per drainage plan. Where drainage is across adjacent private property, necessary release of damages or drainage easements must be furnished.. Any drainage problems created by change of contour during plat development must be corrected prior to final plat approval or release of plat bond. Final approval of plat (or release of plat bond) will be withheld until actual drainage as installed has'been inspected and approved by the City Engineer. 3. Seventh Avenue to be paved to a width of 18 feet and curbs and gutters installed on the east side. �. 4. Curbs and gutters installed adjacent to lots one and two on. - Elm Street and, at such time as the remaining portion of this plat is developed, Elm Street will be paved on the south,20 feet and curbs and gutters installed. The proposed interior street will be paved to a width of 36 feet, curbs, gutters, and sidewalks installed. Eighth Avenue will be paved on the west side adjacent to the proposed plat to a width of 20 feet and curbs and gutters installed. 5. Right-of-way for Seventh Avenue to be graded back to the property line on all lots,and driveways to be constructed of Portland Cement Concrete in conformance with the City of Edmonds standards.
