The specified pump is an "evaporative cooling pump." Please provide evidence that the pump can move runoff containing typical concentrations of solids including tree litter without clogging. See the attached specification sheet for the Zoeller 371, 572, and 373 series pump indicating there are no screens to clog and the non -clogging vortex impeller. 2. Show and call out check/gate, all other valves and the connections between the 1.5 inch and 2 inch diameter pipes for pump system on sheet 10 or as appropriate. Completed. 3. The plans should say that the pump systems shall have an emergency backup generator to power at least one pump during a power outage, as described in the drainage report. Add this note to Sheet 10, Vault Plan View where it says "Pump Control Panel 8y others," Under the "Pump Specifications and Notes" on Sheet 10, we said that an emergency generator backup power connection will be provided at the control panel with our last submittal. We supplemented the "Pump Control Panel by Others" note with this same statement. 4. The vault and pump infrastructure should be a separate tract owned by all the lots in the subdivision. This is necessary to enforce maintenance of this private stormwater system. City is ok with easement instead of tract for drainage facilities. Cf�OSSI�C pI A� 1. ok 2. ok 3. 2/8/2013 -- After further review of the sewer and storm easement areas between lots 6 & 7 and the utility systems within, it has been determined that that portion of the storm system constructed outside the public right- of-way will need to be in an easement designating the storm pump systems and outfall conveyance as privately owned and maintained. If the two easements are separated then additional width would be needed on the sewer easement to bring it to a total of 15 -feet In width. In this scenario a fence could be constructed down property lines. Alternatively, you could draft an easement proposal for review by our City attorney that designates a separate 10 -foot area to each utility stating ownership and maintenance purposes with an overlapping 20 -foot easement (encompassing the two 10 -foot easement areas) designated as access and allowing disturbance for maintenance and construction purposes. Per our phone conversation we have provided a 15 foot sewer easement that overlaps a 10 -foot private storm easement by 5 -feet as shown on the updated plans. The 3.5 -foot sewer easement is centered on the sewer main between proposed SSMH 1 and the property lime for Lot 6 to the north of SSMH 9. We also added a 10 -foot wide NDS Tuff track Orassroad raver between the existing SSMH and edge of driveway for Lot 6 for access considerations. 12/3/2012 comment -Show proposed easement areas. M I PXMI IN VN 1#11122 W-11 MV 9.1 I. ok 2. 2/8/2013 - In our meeting we discussed the depth of the proposed drywell accepting flows from CB #20422 to be at an elevation lower than the foundation proposed on Lot 1. The drywell detail provided does not seem to be consistent with this discussion. Please revise accordingly. Please also look at the option of placing the drywell to the south side of CB#20442 ... would this provide further separation from the proposed single family residence? Drywall was moved to the south with a rim/top elevation of 294'. Lot 1 has a pad elevation of 295'. 12/3/2092 comment - The City's asset management system indicates CB 20013 picks up some storm flows from a rockery drain at 181 -feet to the south of the basin. There is also an 8" CMI' pipe that is capped 52 -feet north of C8 20013. Our records do indicate connection of CB 20013 to CB 20442 as shown on the plans. The pipe discharges on or through Lot 1 and carries some road runoff as well. If CB 20013 can be connected to the existing storm system on the west side of 76th Ave W then CB 20442 can be abandoned.
