Sa;aion 12.16.100 Variances: Conditions Governing Applications:,Prwcedures.
The Board of Adjustment shall have the authority to grant a variance from the
requirements of this Ordinance, after considering the matter at a public hearing
duly called, giving notice as provided'herein.
A. 11w standards and criteria for the Board on Applications for variances shall
be as, follows s
1. In considering all proposed variances to this Ordinance, the Board shall

.2. That special conditions.and circumstances exist.which are peculiar to t}
lard such as size, shape, topography or location; not generally applicable

to other lands in the same district and that strict enforcement of, the
provisions of this Ordinance would deprive the propert•/ owner of rigb"
commonly enjoyed by other properties similarly situated in the same district
under the terms of this Ordinance;
3.` That the spacial conditions and circumstances do not result from the

4. That there are unnecessary hardships and practical difficulties which,"
rwider it difficult to carry out the provisions of this Cole;
5. That the granting of the variance will not.be materially detrimental to
the.public health, safety, morals or welfare or injurious to the property
or improvements in the vicinity and zone in which subject•property is
situated;
6. That the reasons set forth in the,appli':ation justify the granting'.of the
variance, and that the variance is the minimum varian2e that will make
possible the reasonable use of the land;
7. That the granting of the variance will generally be in harmony and come-
tible with this Code and in particular the applicable zoning, classifications
