You can obtain a bond through your bank (frozen fund) or through a bonding company (performance bond). Please contact Theresa Umbaugh, Permit Coordinator to provide you with the bond form of your choice. 2.Please find attached the peer review comments from Earth Tech, pertaining to their review of the retaining wall proposed along the driveway. Documents revised in response to these comments are to be re-submitted to the City and the City will in turn forward to the consultant. 3.The new impervious area for this project has not been accurately calculated and therefore the storm detention system is not properly sized. The drainage plan provides square footages for all existing impervious areas and then applies this total as a credit towards the total new (proposed) impervious area. A credit is not allowed for impervious areas that are being removed, such as old driveways and house foundations. If there are any portions of the existing house foundation or existing driveway that are to remain and be re-used with this project then you do not need to count those areas as new impervious. According to the plans, it would appear as though the house foundation were being completely demolished as well as most of the driveway. Please recalculate the proposed impervious area for the project and size the detention system o accordingly. Detention systems sized for over 5000 sf of impervious area must be designed and stamped by a licensed o engineer. Drainage calculations and plans shall be submitted to the City for review. th 4.A catch basin is being proposed in alignment with the City’s storm system on 75 Pl W to pick up street th water runoff at the north end of the driveway. Will this be sufficient to prevent runoff from 75 Pl W from entering the property? An asphalt berm might also be appropriate. 5.The grading plan does not appear to include grading for the house foundation. Grading quantities shall be inclusive of all on site grading as well as foundation grading. DATE FAXED PAGE ____ OF ____ SEPA has been applied for with a grading quantity of 2190cy cut. If the foundation grading has not o been accounted for and this total increases, you will need to provide a letter to Meg Gruwell, Planner, explaining the reason for the change and request to amend the previous SEPA report. Please provide bottom of footing elevations for each step (if any) in the foundation. This information o will be used to verify grading quantities. Also, for the area in which there is an existing foundation please provide bottom of footing elevation(s) for the existing home so grading can be calculated from this point to the bottom of footing of the new foundation. 6.The catch basin protection shall be a filter sock, in accordance with City of Edmonds standard details. th 7.On one of the plans submitted a laurel hedge is shown parallel to 75 Pl W, to the south side of the property. Please indicate what is to be done with the hedge in conjunction with your construction project. Vegetation such as this could pose a sight distance problem for entering and/or exiting the driveway. 8.It appears as though this property has legal access to the east side of the property by way of an access easement. Please provide the legal document which describes this access easement, ownership as well as which properties it benefits. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
