The height calculations must be based on original grade. The surveyor must either show that the height calculations shown on the approved building permit were incorrect or that based on the datum point, the height of the garage is under the maximum allowed height on the approved building permit. Rockeries: 2. Please explain how the heights of your rockeries were determined. Rockeries are not permitted to exceed 3 feet over original grade where they are located within the setbacks. It is unclear whether the heights provided are over original grade or over the bottom of the rockeries. The elevations of the rockeries over original grade are necessary to determine if the rockeries comply with the requirement to be less than 3 feet over original grade where located within the setbacks. Fences: 3. It was noted that two fences were added to your submittal. Please respond to the following comments regarding the fences: a.Fence A is stated as being 7.5 feet high. Per ECDC 17.30.000.C, “Unless a variance is first obtained, no fence shall be more than six feet in height as measured from the top of the fence to the lowest original grade.” Please reduce the height of this fence down to 6 feet in height over original grade. b.Fence B is stated as being “no greater than 5.5 feet above finished grade.” Per ECDC 17.30.000.C, “Unless a variance is first obtained, no fence shall be more than six feet in height as measured from the top of the fence to the lowest original grade.” Since the fence is located on top of the landscaped area supported by the rockery, it appears that the fence would be more than 6 feet over original grade. Therefore, please provide evidence that the fence is less than 6 feet in height over the original grade, or cut down the height of the fence so that it complies with the City’s code requirements. Please redline plans or submit three copies of your revised site plan with a written response to each of the above items. Please make all submittals to a Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
