There are few instances where I have additional information noted on one and not the other. 2.The existing water meter is shown, but the existing water service line is not shown to be connected to the meter. Please revise drawings. th 3.Show the exising edge of pavement of 96 Ave W. How far is it from your property line? 4.Edmonds Community Development Code section 18.80.060 requires driveway approaches to be paved from the edge of the existing street a distance of 20 feet or to the edge of the property line, whichever is greater. 5.Please provide more information regarding the existing rockery. Rockeries are not permitted to be constructed within the City right-of-way and must be set back o from the property line a distance no less than that of the height of the rockery. How many rows of rocks are there? If there is only one row of rocks it could potentially be o considered landscaping and not a rockery. The reduced site plan calls out the height of the rocker to be 15”. Is this from finished grade? o 6.The proposed project – house addition, new garage and driveway – exceeds 2000 square feet of new impervious area. Therefore, you will be required to construct a storm drainage detention system on site. Please refer to City of Edmonds Handout # E72 for more information and a drainage system worksheet. You will be required to connect the detention system to the City’s storm system. o Provide RIM elevations at each catch basins, new & existing as well as invert elevations for all pipe o connections. All new impervious areas are to be included in the calculation – roof overhang, driveway, patio, o walkway, etc. Crushed rock is also considered to be an impervious area. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
