I have reviewed your resubmittal for the Planning Division, and it was found that the following item needs to be addressed before review can continue: Lot Coverage: 1. I am unsure of how 1,750 square feet of lot coverage was calculated. Please provide a breakdown of the lot coverage calculations, including the area of the footprint of the existing home (excluding up to 30 inches of eaves), the area of the proposed garage, the area of the existing garage shown on the northern side of the house, the area of any covered porches, and the area of any decks over 30 inches in height. The plans state that the house is 1,525 square feet, the existing garage is 294 square feet, the proposed garage is 810 square feet, and the covered porch/entry is 32 square feet. This would result in 2,661 square feet of lot coverage, which is over the permitted 35% maximum lot coverage. Please provide a clear breakdown of the calculations to assist with their verification and make any necessary changes to the proposed garage so that the total lot coverage does not exceed 35% of the lot area. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items.
