Email: Difinitive.Homes@comcast.net RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0109 DIFINITIVE HOMES NEW RESIDENCE AT 961 CEDAR STREET Dear Mr. Phillips: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Lot Area: Provide the total lot area on the site plan. 2. Setbacks: Since the northern property line of the subject property is adjacent to 10"' Avenue South, a 20 -foot street setback will be required from the northern property line. Please change the 15 -foot BSBL shown on your site plan to a 20 -foot BSBL, and move the house so that it complies with this requirement. It was noted that the house was shown as being 25 feet from the southern property line; however, only a 20 -foot setback is required (please change the 25 -foot BSBL shown on site plan to a 20 -foot BSBL). Therefore, it appears that the entire house could be shifted to the south by 5 feet in order to comply with the required 20 -foot setbacks from the northern and southern property lines. 3. Height Calculations: Since the location of the house will need to change in order to comply with the minimum required 20 -foot setback from the northern property line, the elevations of Points A through D of the height rectangle will also change. Please update the elevations of the corners of the height rectangle and update the height calculations accordingly. Additionally, please show the elevations of the maximum allowable height as well as the proposed height on the site plan. The maximum height and proposed height must also be shown on the building elevations. Please submit three new copies of your site plan, one of which must be a reduced copy (8.5 by 14 inches or smaller). You may redline or submit two new copies of the building elevations showing the proposed and maximum heights. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9.00 am to noon or 1:00 pm to 4:00 pm.
